POSITION SUMMARY

The Sr. Director of Real Estate is responsible for leading CKE’s new restaurant development, team, strategy, and activities, setting and monitoring the standards for all development. Achieving the company’s annual and long-term new restaurant development targets and pipeline creation. This position is responsible for strategic growth objectives for both Hardee’s and Carl’s Jr brands. Must be highly competent in driving development, managing development agreements, communication, and franchisee relationships in the execution of Market Development Plans. Collaboratively manage new site pipelines for Company and Franchise development along with effectively leading the development efforts across all disciplines. Able to create policies with cross-functional alignment, manage systems, processes, and reporting, and clearly communicate with leadership.

ESSENTIAL FUNCTIONS

May perform any or all of the following duties:

  • Facilitates the development of local market development strategies and plans in close collaboration with Franchisees and the company Operations team. Clearly communicates Strategy and progress to all stakeholders.
  • Responsible for all Real Estate policies, systems, and processes and their implementation.
  • Maintains DMA-level market plans for all markets covered by the supply chain. This includes an inventory of territory products and development schedules for the franchising team.
  • Establishes and manages a continuous new site pipeline to achieve annual and long-range development goals.
  • Directs the review and approval of new restaurant site applications, including in-market visits, site reviews, proximity concerns, sales forecasting, and decision logic preparation and review.
  • Develops, maintains, and utilizes industry business, government, and brokerage contacts to continuously support development initiatives and generate high-quality site acquisition leads.
  • Effectively conducts trade area assessments, tactical and strategic development plans, and site selection to accomplish sales and development goals.
  • Utilizes market mapping techniques, GIS systems, and other resources and/or tools to analyze and develop market priority and penetration plans.
  • Conduct optimization studies of existing markets.
  • Coaches and consults local Franchisees on the direction and management of rent, space, and revenue forecasts that contribute to optimum unit economics and profitability.
  • Organization includes Market Planning and Restaurant Development Team. Must have strong leadership and people skills.
  • Administration of periodic restaurant development documentation, tracking, and reporting.
  • Works closely with the Construction team, managing the restaurant development process and co-leads pipeline management meetings to accelerate openings.
  • Collaborates closely with the Franchise Team to have ample inventory and targets to meet long-range planning goals.
  • Responsible for franchisee communications, development committees, and management of development agreements.
  • Ability to assess and manage the financial analysis of real estate development to include ROI, BEP, Proforma, and other key metrics that drive profitable development.
  • Responsible for industry relationships and the long-range growth of non-traditional, travel centers, gas & convenience, and traditional development.
  • Participates in company meetings, webinars, and conference calls.
  • Other duties and/or special projects as assigned in response to changing business conditions and/or requirements.
POSITION QUALIFICATIONS/CORE COMPETENCIES
  • A minimum of 12 years of Commercial real estate experience demonstrating a commanding knowledge of real estate planning, site selection, and acquisition.
  • 3 years of leading and managing direct reports in the real estate industry.
  • Access to broker/developer community in markets being supported.
  • Proven track record in the successful rollout of market planning activities, trade area analysis, and site selection standards.
  • Intimate knowledge of Travel Center and Gas & Convenience industry.
  • Thorough understanding of regional terms and tactics associated with lease negotiation and site acquisition activities.
  • Proficient in Microsoft Office Suite including Word, Excel, and PowerPoint
  • QSR or similar industry experience is highly preferred.
  • Excellent written and verbal communication skills, ability to communicate effectively with all levels of management both internally and externally.
  • Strong negotiation and problem-resolution skills.
  • Strong work ethic: commitment to seeing duties completed at a high standard of quality.
  • Excellent customer service skills and ability to establish strong working relationships with internal and external partners, and effective influence over management regarding site quality and characteristics.
  • Demonstrated ability to establish structure and processes to plan effectively.
  • Ability to work independently by multi-tasking, making decisions, and displaying skills in critical thinking.
  • Virtual Leadership and time management are key competencies.
  • Strong personal administration and organizational skills.
WORK ENVIRONMENT
  • Restaurant Support Center that is a fast-paced, high volume of activity and a deadline-driven environment as well as visiting the real estate, marketing planning, and construction sites.
PHYSICAL DEMANDS
  • Walks markets & trade areas to support sourcing of high-quality sites.
  • Heavy phone usage and/or electronic communication with internal and external partners
  • Extensive travel, 50%+
