We are seeking an EXPERIENCED TI Superintendent, specifically with RECENT (within 3 years) experience in occupied, class-A office buildings, and Industrial buildings, to join our team

*Applicants with less than five years' experience as a Superintendent in Occupied Office Spaces need not apply*

*Residential, ground-up, tilt-up, or public works projects will NOT be considered relevant experience*

Must be willing to commute between LA, OC and IE areas, when needed.

Superintendent Job Description

Superintendents at Esplanade Builders, Inc are responsible for planning and facilitating all daily field activities, site safety, schedule, quality control, and subcontractor coordination. They work as the conduit between the Project Manager and the field team to execute jobs successfully and on time. They recognize opportunities to mentor and uplift team members with less experience, and they understand the importance of setting the example in leadership.

Duties include, and are not limited to:

  • Establish and maintain positive and effective relationships with clients, Construction Managers, Architects/Consultants/Engineers, and Subcontractors
  • Responsible for the project set-up, jobsite logistics, field coordination
  • Develop 2-3 week look-ahead schedules, and distribute to subcontractors
  • Review all project documents for constructability and content
  • Conduct and/or attend Foreman meetings, pre-task meetings, safety meetings, and project staff meetings
  • Walk all units on project daily, to monitor activities and assist in future planning
  • Perform quality control duties and responsibilities regarding the work being performed
  • Communicate with project team regarding ASI's, RFI's, and Material Submittals
  • Ensure that subcontractor is fully executing and complying with contracted scope of work
  • Coordinate required inspections with local jurisdictions
  • Identify subcontractor non-compliance with safety, health, and environmental quality standards
  • Identify conflicts in construction progress and communicate them to project team for resolution
  • Maintain daily log (written) of activities on the jobsite
  • Perform Superintendent duties at multiple job sites, simultaneously
  • Ensure subcontractor has corrected any and all deficiencies that may be identified by project team
  • Preside over weekly subcontractor meetings, designed to coordinate the work
  • Issue notices of non-compliance to subcontractors in regard to quality of work or scheduling
  • Ensure that the job site is always kept in a clean and organized manner
  • Perform job progress and completion punch list identification and completion

Requirements:

  • Minimum 5 years' experience running Commercial Construction projects as a Superintendent for a GC
  • Background in class-A office space and occupied buildings
  • Ability to run multiple jobs at any given time
  • Must have experience working in Los Angeles and Orange County municipalities, specifically interfacing with building inspectors and code enforcement officers
  • Proficiency reading architectural and MEP's construction drawings
  • Schedule subcontractors, consultants, and vendors in critical path to ensure timely completion - must have experience with Microsoft Project and be proficient in scheduling through the software

  • Experience with managing demanding clients and offering creative solutions to meet commitments and requests
  • Exceptional leadership skills, willingness to act as a mentor to less experienced staff
  • Keen eye to identify non-compliance with regulations or standards, and the ability to suggest solutions for deficiencies or problems
  • Familiarity with new technology, computer/tech literate
  • Proficient in Microsoft Outlook and Word
  • Deadline and detail-oriented
  • Dependable team player
  • Ability to build and maintain rapport with clients and tenants
  • Ability to prioritize
  • OSHA experience and certification
