General Responsibilities:
The Facilities Maintenance Manager oversees daily operations, ensuring the maintenance and repair of physical assets efficiently and safely. Responsibilities include managing projects, preparing bid specifications, and overseeing renovations. The role involves resource management, administrative support for the Director of Project Management and Facilities, and coordination with internal and external organizations.
Examples of Duties
Job Functions:
1. Primary back up to the Director of Project Management & Facilities. Assists the Director to ensure account operations in accordance with approved operating guidelines and budget. Assumes the responsibilities of the Director in his/her absence.
2. Inspects buildings and equipment to determine maintenance and repairs needed; assigns & inspects work of Physical Plant employees on all campuses. Supervises various electrical, mechanical, exhaust, etc. subcontractors. Develop short-and long-range plan for repairs of various maintenance work orders on main campus and off-site campuses. Troubleshoot potential problems and concerns.
3. Manage the day to day operation of the maintenance staff to ensure contract compliance and operability of the Campus Electrical System when directly involving contract work. Responsible for responding to facility-related issues as required. Install and trouble shoot power, control and low-level cabling associated with the various systems installed across Campus, also to include DC power.
4. Ensure compliance with all safety regulations, operational policies, and procedures. Attends required annual safety training and continuing education. Serve as a member of the Safety Committee.
5. Ensure that all services related to campus operations are completed in a timely and efficient manner. Collaborate with other departments to assess operational Essential 15 needs and provide appropriate solutions. Perform activities in the absence of the assigned personnel. Utilize the work order system to communicate with college employees regarding job completion status. Take a proactive role in communicating with customer and meeting their needs; meet regularly, listen to issues, and provide expertise and solutions. Ensure all employees are engaged, and departments have complete customer satisfaction.
6. Manage a team of staff across all operational areas, providing guidance, training, and completing performance evaluations. Assure that employee grievances are heard and resolved. Managing the day to day task of their subordinates in a complex multi-campus environment.
Typical Qualifications
Minimum Requirements:
A high school diploma and professional experience in building repairs and maintenance or in the specific area of assignment, and experience in a lead/supervisory role.
Preferred Requirements:
Bachelor's degree from a regionally accredited higher education institution in a related field and three to five year's work experience as a supervisor in a large building maintenance operation. Knowledge of building maintenance practices and procedures; project management experience, and being able to prioritize and coordinate personnel schedules. Ability to accurately document work performed and compile job specifications. Responsible for safe quality work, be well organized and customer service oriented. Establish and maintain effective working relationships with those contacted in the course of work. Evidence of effective interpersonal and communication skills, and the ability to cultivate partnerships and to work with staff, faculty, and students. Documented ability to integrate data into decision making to promote effective practice and policy. Must be able to work non-standard hours, as needed. Be able to perform physical/manual labor - Lift up to 100 lbs. Must be physically able to operate a motor vehicle. Must have a valid SC Drivers License. Work involves walking, standing, kneeling, climbing, stooping frequently. Must be able to work in a team environment.

Monday - Thursday, 8:00 am - 5:30 pm, Fridays, 8:00 am - 11:30 am.
