Maintenance Supervisor

Maintenance Supervisor supervises and coordinates activities of skilled trades workers engaged in maintaining and repairing equipment, electrical, plumbing, ventilation, structures, utility systems, buildings, and grounds.
ESSENTIAL DUTIES & RESPONSIBILITIES
- Investigates accidents or injuries and prepare reports of findings.
- Requisitions materials and supplies, such as tools, equipment, or replacement parts.
- Inspects, tests, and measures completed work, using devices such as hand tools or gauges to verify conformance to standards or repair requirements.
- Develops, implements, or evaluates maintenance policies and procedures.
- Computes estimates and actual costs of factors such as materials, labor, or outside contractors.
- Examines objects, systems, or facilities and analyzes information to determine needed installations, services, or repairs.
- Monitors tool and part inventories and the condition and maintenance of shops to ensure adequate working conditions.
- Performs skilled repair or maintenance operations, using equipment such as hand or power tools, hydraulic presses or shears, or welding equipment.
- Participates in budget preparation and administration, coordinating purchasing and documentation and monitoring departmental expenditures.
- Interprets specifications, blueprints, or job orders to construct templates and lay out reference points for workers.
- Recommends or initiates personnel actions, such as hires, promotions, transfers, discharges, or disciplinary measures.
- Reviews, evaluates, accepts, and coordinates completion of work bid from contractors.
- Compiles operational or personnel records, such as time and production records, inventory data, repair or maintenance statistics, or test results.
- Develops or implements electronic maintenance programs or computer information management systems.
- Meets with vendors or suppliers to discuss products used in repair work.
- Designs equipment configurations to meet personnel needs.
- Coordinates inspections for all move-ins:
- Utilizes "theory of left" while inspecting final make-ready units.
- Communicates any areas of opportunity or action items to Make Ready Technician prior to new resident move-in.
- Coordinates inspections for all move-outs:
- Takes photos and notes all damages.
- Works closely with Asst. General Manager to ensure accurate billing, deposit accounting, invoice collection, etc.
- Ensures that all service tickets are closed out in a timely manner and that overall service ticket count is acceptable.
- Assists with the coordination and timely completion of preventative maintenance programs for each building.
- Preventative maintenance should take place at least once per year, and should include, but are not limited to: smoke detector inspections and battery replacement, filter replacements, leak inspections, pet and/or resident damage notifications, and appliance maintenance (e.g. fridge, stove, dishwasher, washer and dryer, heating elements, etc.).
- Determines schedules, sequences, and assignments for work activities, based on work priority, quantity of equipment, and skill of personnel.
- Monitors employees' work levels and review work performance.
- Conducts or arranges for worker training in safety, repair, or maintenance techniques, operational procedures, or equipment use.
- Confers with personnel, such as management, engineering, quality control, customer, or union workers' representatives, to coordinate work activities, resolve employee grievances, or identify and review resource needs.
- *Counsels employees about work-related issues and assist employees to correct job-skill deficiencies.
- *Inspects and monitors work areas, examines tools and equipment, and provides employee safety training to prevent, detect, and correct unsafe conditions or violations of procedures and safety rules.
- Excellent written and verbal communication skills, including writing reports, business correspondence, and procedural manuals.
- Ability to effectively present information and respond to questions from groups of managers, clients, customers, and the general public and regulatory agencies.
- Ability to read, analyze, and interpret general business periodicals, professional journals, technical procedures, and government regulations.
- Ability to define problems, collect data, establish facts, and draw valid conclusions.
- Ability to interpret an extensive variety of technical instructions in mathematical or diagram form, and deal with several abstract and concrete variables.
- Ability to solve practical problems with a variety of concrete variables in situations where only limited standardization exists.
- Ability to perform basic math in all units of measure, including whole numbers, common fractions, decimals, and to compute rate, ratio, and percentages
- Ability to draw and interpret graphs.
- Ability to analyze and interpret lease agreements.
- Basic computer and software skills, including word processing, data entry and analysis, and presentation development.
- Advanced computer and software skills, including [list specific software] or equivalent.
- Ability to appropriately prioritize and manage multiple requests at once.
- Organized, detailed, reliable approach to duties and communication.

BASIC
- High School Diploma or equivalent
- 2 - 4 years' experience
- EPA refrigerant certification
- CPO maintenance certification
- Strong financial background with experience bidding jobs and managing budgets
- Must maintain a valid drivers license
- Must have acceptable driving record and be insurable on company automobile insurance
- Basic knowledge of HVAC, electrical, and plumbing systems
- Ability to operate various hand and power tools
- Ability to climb ladders
- Must be able to provide proof of eligibility to work in the U.S

This position is full time permanent. Working hours are during normal business hours. Occasional weekend and evening work required.

WORKING CONDITIONS & PHYSICAL REQUIREMENTS
Duties are conducted indoors in environmentally controlled conditions, and outdoors in many weather conditions.
Due to current and potential future local, state, and federal government orders concerning the COVID-19 pandemic, working conditions may be adjusted as necessary to provide employee safety and comply with applicable ordinances. The company is considered an "essential service," and in person work may be required. The company will take all possible measures to increase employees' safety.
COMPENSATION
WAGES
- This position is paid an annual salary.
- Estimated Starting Salary: $85,000
- Exact salary is determined within the stated range by merit; seniority; production rate and/or quality; geographic location; education, training, and/or experience related to job duties and responsibilities; or travel required by the position.
- Potential additional compensation includes annual bonus.
