 Essential Responsibilities ·      Initiate and Track the exchange of information among internal and external personnel, clients, designers, subcontractors, vendors, and suppliers. ·      Create and Track RFP’s: Create scope of work based on plans and subcontractor’s input. ·      Create and Track RFI’s & Submittals: from and to Subcontractors, Owners, & Designers. ·      Document Control: Create and Track documents through Procore and Company Server. ·      Blueprint Changes: Track changes in plans by working with architects and designers. ·      OAC Meeting Mgmt.: Track and document meeting minutes, directives, omissions, and changes. ·      Compliance:  Prequalify insurance compliance and licenses for subcontractors. ·      Bid leveling:  Qualify subcontractor’s proposals apples to apples. ·      Negotiations:  Among suppliers, vendors, and subcontractors. ·      Trade Buyouts:  Create and Track Subcontractor Contracts with SOW, Timeline, Schedule, and Costs. ·      Subcontractor Coordination:  Schedule and coordinate subcontractors to verify measurements and to provide logistics. ·      PCO & CO Mgmt.:  Create and Track PCO (Potential Change Orders), and Change Orders. ·      Cost Coding:  Allocate company cost-codes where and when necessary. ·      Permit Expediting:  Apply and Track permits.  Schedule and coordinate City Inspections. ·      Safety & Quality Control:  Perform job-walks to ensure Safety Meetings and QC is to company’s standards. ·      Budget Tracking: Track costs per trade to ensure they don’t exceed contracted amounts. ·      Close Outs:  Create close out manuals per project. ·      Reading and interpreting blueprints.
