Responsibilities

Position Summary:
Under the guidance of Manager of Plant Operations, the Maintenance Technician III performs routine maintenance duties including maintaining all filters, maintenance on air conditioning, mechanical kitchen, elevators, etc. All work Repairs are performed under supervision by qualified personnel.
Displays professional, safe conduct in all interactions. Maintains positive working relationships with staff, other departments, physicians and peers. Displays conduct in support of CHI St. Luke's Health Memorial Mission & Vision.

Operates project HVAC equipment including, but not limited to, boilers, chillers, air handler units, and computerized environmental control systems under the direction of leader.

Operates, maintains, and participates in the testing of project life/safety systems including emergency power, sprinkler, fire alarm, and specialty medical alarm systems.
Responds to and resolves tenant house call needs in a timely fashion including HVAC, plumbing, electrical, and miscellaneous requests. Maintains an accurate log of same.
Analyzes special projects presented by property management and the leader including but not limited to tenant construction, cost saving proposals, and manpower development needs.
May be required to work extended hours in case of an emergency.
Ensures service line commitment to life safety, quality and risk management policies, procedures and standards of regulatory agencies.
Accountable for maintaining required certifications.
Represents CHI St. Luke's Health in physician, community relations and vendors in a professional/accountable manner.
Supports department-based goals and contributes to the success of the organization; serves as preceptor, mentor and resource to less experienced staff.
Establishes/maintains effective and respectful communication in all collaborative relationships.
Provides on-call 24 hour coverage to respond to incidents or emergencies as required in a professional and accountable fashion.
Performs duties in accordance with that of CHI St. Luke's Health Memorial policies and procedures, and regulatory guidelines.
Performs other duties as assigned.

Qualifications

Education Level:
*High School Diploma or GED

Knowledge, Skills, and Abilities:
*Basic carpentry, mechanical, and air filtration knowledge
*Computer literate
*Must have ability to wear personal protective equipment (PPE)
*Physical abilities (detailed below)
*Ability to demonstrate correct use of chemicals, supplies and tools assigned
