Senior Project Manager, Housing Inside Higher Ed Posting Date: 02/28/2025 Location: Hanover, NH Open Until Filled: Yes Position Number: 1129237 Salary Range: $127,700 $150,000 Union Type: Not a Union Position SEIU Level: Not an SEIU Position FLSA Status: Exempt Employment Category: Regular Full Time Scheduled Months Per Year: 12 Scheduled Hours Per Week: 40 Remote Work Eligibility: Onsite only Term Position: No Position Purpose The Senior Project Manager is responsible for the successful delivery of major capital projects on the Dartmouth campus, focusing on undergraduate housing through new construction and renewal. The role includes planning, design, cost estimating, budget and schedule control, permitting, construction, and close?out. Project Management Services is part of Campus Services, addressing space management, campus planning, and building and landscape design and construction. Dartmouth facilities cover over 5?million square feet in 165 buildings, serving over 6,000 students and 4,000 faculty and staff. Required Qualifications Education: Bachelors degree in a related field (architecture, engineering, construction/project management) or equivalent. Experience: Ten years in planning, design, and administering major capital construction projects. Required Skills, Knowledge & Abilities Experience managing the full life cycle of project delivery including the planning and design process. Field experience on construction sites. Knowledge of LEED Certification process or experience with design and construction of LEED certified buildings. Commitment to diversity and serving a diverse population. Excellent communication skills. Ability to develop and maintain project budgets, cash flow projections, and schedules. Preferred Qualifications Ability to work with diverse and at times opposing constituencies. Familiarity with Town, State, and Federal codes and ordinances. Familiar with property rights, easements, surveys, and other entitlements. Skills in interpreting architectural and construction contracts. Knowledge of OSHA construction safety standards and regulations. Familiarity with high performance building and landscape design and construction standards. Responsibilities Management Responsibilities Coordinate the capital project delivery process from initial planning and programming through design management, construction administration, start?up, commissioning, and close?out of new construction and/or renovation projects. Facilitate effective communication throughout the project, particularly during transition of project phases. Account for development, management, reporting, and maintenance of the project budget and schedule through project closeout. Inform stakeholders of project status and present capital project reports at scheduled meetings. Create an environment that fosters teamwork, excellence, respect, accountability, and diversity. Represent the College independently through the project entitlement process (planning, zoning, building permit). Negotiate with various constituents internally and externally. Act as a mentor for other project management team members. Oversee field staff. Recommend capital project delivery strategies and streamline processes after each project. Support Campus Services partners, especially collaboration with Office of Advancement and donors. Engage in continuing education and career development for best practices. Planning / Programming / Design Management Manage all design?phase activities from conceptual to design development. Lead the design team and stakeholders to develop construction documents. Coordinate development and review of design documents at each phase. Support design team activities and facilitate timely decisions. Participate as senior member in early planning and programming. Negotiate and resolve confrontational issues. Identify, scope, and manage relevant enabling work/projects. Construction / Close?Out / Operations Turnover Management Oversee the Colleges project field staff and enforce project management protocols. Develop major capital project delivery strategies. Manage bidding and construction processes for on?budget and timely delivery. Participate in owner construction meetings to review progress and quality. Monitor, negotiate, and report on all change proposals and orders. Ensure quality control and oversee owner contracts for surveys, testing, and specialty consulting. Coordinate project closeout activities and punch?list. Ensure timely financial closeout of vendors. Understand site work including foundations, utilities, stormwater, and third?party inspections. Maintain electronic project control systems such as e?Builder. Financial Management Review and authorize project invoices within signing authority. Guide design decisions to stay within approved budget and coordinate value engineering. Control project cost and develop cash flow projections. Provide budget updates, review change orders, and discuss issues with the Director. Review financial reports with project leaders. Jurisdictional Authorities Coordinate submissions to jurisdictional authorities for permitting. Act as college representative during entitlement process. Ensure compliance with regulations and secure occupancy certificates. Culture and Employee Belonging Demonstrate commitment to diversity, inclusion, and cultural awareness.
