Full time, M-F, 40 hours per week PAY RANGE:

$21.64-27.55 per hour + 1 bedroom Apartment at $50 per month in rent, plus utilities. BENEFITS:

Medical, dental, vision, retirement, life insurance, long term disability insurance and sick leave are available to employees. Employees accrue 116 hours of vacation during the first year and receive 11 paid holidays. (Prorated for part-time employees). Position type:

This is a non-exempt position. This is a unionized position, represented by Local 8 of the Office of Professional Employees International Union (OPEIU).

This position must live on-site. Rent is not included in the compensation. Household income must qualify for the unit.

RESPONSIBILITIES:

MAINTENANCE / JANITORIAL:

Perform and schedule routine maintenance and janitorial duties. Make regular follow-up inspections of maintenance work. Make recommendations for physical repairs, replacements, and/or improvements. Make recommendations for supplies, materials, and equipment. Arrange service from vendors and utility companies as needed. These services include building repairs and on-going maintenance and inspection of building systems. Respond to emergencies on site.

HOUSING MANAGEMENT:

Enter into rental agreements with residential tenants as assigned. Respond to concerns raised by residents and monitor their rental agreement performance. Initiate and follow through on legal proceedings when needed. Assist with conducting outreach for vacancies. Assist to maintain residential files and determine eligibility. Assist Program Coordinator to ensure compliance with Tax Credit requirements, Landlord – Tenant Law, Fair Housing regulations and Section 8 Housing. Other duties as assigned.

FISCAL DUTIES:

Assist the Accounting Department with data entry of property management accounts receivable and accounts payable. Submit check requests for property management bills. Assist to maintain rent rolls. Report potential expenditures beyond project budgets.

OTHER:

Suggest, develop, and implement property management systems. Other tasks as assigned in order to provide a clean, safe and stable living environment.

QUALIFICATIONS:

Two years experience in residential property management, including familiarity with oversight of property maintenance, coordinating with vendors, monitoring rental agreements, and responding to tenant concerns. Experience in

clerical/administrative

work, social services. Demonstrated ability to provide high quality staff support. Excellent organizational and proven ability to work without direct supervision. Excellent written and oral communication skills. Demonstrated ability to work with people with sensitivity to cultural and class issues and a demonstrated commitment to social justice and low-income housing. Ability to communicate and work effectively with resident or other social service providers. Excellent problem solving and conflict resolution skills. Knowledge of Landlord – Tenant Law, Fair Housing Regulations, Tax Credit requirements and Section 8 Housing. Must pass background and drug screening.
