Direct Hire; $85K plus 10% bonus (Flexible on salary) Doral, FL 33178 Monday - Friday 8am - 5pm Property consists of two buildings and a shared parking deck. The buildings total just under 300,000 RSF. Responsibilities: Direct and/or complete minor and major mechanical repairs or aesthetic issues to ensure the property is optimally functional, presentable, and safe to include:

Change light bulbs, service flush valves, clean mechanical rooms, and plunge toilets; Perform minor and major HVAC maintenance such as replacing motors and bearings. Clean up vacant space; Remove debris from the building and grounds. Perform minor carpet repairs. Demonstrate proficiency and respond appropriately to the building automation and security (including card access if applicable), fire, life, and safety systems.

Perform preventative maintenance on: HVAC Electrical Plumbing Lighting Emergency Generator Fire pumps and dry pipe sprinkler systems Sump & Sewage pumps Area & Parking Deck drains Doors, locks, and hardware Select and monitor service providers to ensure services delivered are the most effective and efficient for the property. Direct the maintenance of and/or maintain the environmental conditions of spaces to ensure that tenant and common spaces and environments are acceptable for optimum use. Service and monitor the HVAC equipment. Maintain operating logs recording temperatures, pressures, voltages, amperages and chemical level of heavy equipment such as chillers, cooling towers, and boilers. Provide assistance to the Property Manager to ensure that tenant improvements are accurate and address concerns with appropriate contact such as construction or tenant. Select and monitor service providers to ensure services delivered are the most effective and efficient for the property. Direct the maintenance of and/or maintain accurate levels of inventory related to the building mechanical systems to ensure optimum levels of inventory are on hand and readily accessible when needed. Monitor levels of inventory. Request desired levels of inventory and attain approvals. Purchase parts and supplies from vendors. Stock items when received. Monitor and maintain tools. Direct the application of and/or know and perform individual emergency procedures and duties as dictated by the site emergency procedure manual and the safety manual to ensure that individuals' actions promote the safety and security of the employees, occupants and structure and correct actions are demonstrated in test situations and actual emergencies. Promptly respond to all emergency situations, fire alarms, and natural catastrophes. Study and know the site-specific emergency manual(s). Perform assigned duties as prescribed in safety manuals Respond to test situations accurately. Assist tenant and emergency personnel in swift and careful evacuation when appropriate. Direct staff and facilitate the selection, placement, retention and development of the right human resources to result in a motivated, productive and energized workforce, which achieves/exceeds quality and productivity goals both now and in the future. Utilize people resources effectively and efficiently. Coordinate recruitment and selection efforts with HR and assure the recruitment and selection process follows established policies and procedures. Guide and coach employees' work outcomes and behaviors keeping a future focus while assessing and learning from the past. Mentor and conduct discussions with all employees to discern work issues, strengths/weaknesses and future career goals. Serve as a resource and collaborate with both internal and external customers by obtaining and sharing knowledge and information and coordinating actions and decisions with other departments in order to enhance individual and customer abilities to achieve quality results. Apply current knowledge or devise creative solutions to proactively resolve issues. Utilize any tools and/or processes implemented by the organization to assure adherence to quality standards. Analyze strengths and weaknesses of current products and services. Brainstorm and research improvements and/or new products and services. Participate with other employees in the generation and implementation of new initiatives and ideas that will improve quality and assist in the attainment of quality goals. Complete reports, and various administrative duties to positively support completion of the activity or project. Assist in the preparation of the annual budget. Participate in capital improvements. Internal Relationships: Communicate and interact with property management and engineering staff for day-to-day operational issues. Tenant Services Coordinator· for maintenance call handling. External Relationships: Communicates regularly with vendors on equipment repair and maintenance, and tenants for day-to-day operations issues. Supervisory Responsibilities: Supervises Engineer(s).
