Summary

The Regional Director, Property Management is responsible for the day-to-day operations for a specified portfolio of properties located in various markets around the US. The Regional Director will be tasked with implementing policies and procedures that enable each property manager to meet budgeted financial goals and achieve operational performance initiatives including annual leasing/occupancy targets. The Regional Director, Property Management will also provide coaching, guidance, and leadership to a growing platform of community management teams. This position reports to the Senior Vice President of Operations.

What You’ll Do: Direct and oversee Managers at all assigned properties and ensure properties are performing daily operations in accordance with established best practice standards, quality expectations and company policies and procedures. Ensure assigned properties are meeting expectations to provide an outstanding customer service experience to all current and potential residents, parents, vendors, etc. Work with all property managers within designated portfolio to prepare the annual budget for internal review prior to submission to ownership and equity partners. Works closely with property managers to prepare weekly and bi-weekly owner/equity partner operations and leasing performance reports and takes active lead in presenting those reports to our equity partners. Assist assigned properties in managing budgets and controlling expenses effectively. Direct and oversee assigned property maintenance operations on site to ensure preventative maintenance and capital improvements at all company owned and/or operated properties are executed in accordance with company policies, procedures and in support of the company’s long-term planning. Make routine site visits to inspect properties to ensure the highest standards of property operations are being maintained. This includes evaluating the overall maintenance of each asset as well as evaluating the grounds and amenity spaces to ensure each site is meeting best-in-class performance. Ensure success of optimizing property performance including prelease and occupancy goals, NOI, and maximizing rent growth. Work closely with each property management team to adequately prepare, plan, and execute the annual turnover process in order to deliver best-in-class products and services on Move-in day. Works closely with the Regional Director of Leasing and Marketing to ensure that each site team prepares the annual marketing plan and will oversee the execution of the plan through the coordinated efforts of each site team. Maintain ongoing analysis and process improvement strategies to maximize revenue potential and ensure effective and efficient execution of tasks at all times. Develop, monitor, and report on operating costs within functional areas. Alert management of cost and labor expenses outside budgeted norms. Make recommendations and assist in the coordination of solutions to problems related to the same. When new developments are assigned, the RDPM will participate in monthly meetings between construction and property management during construction to ensure all property management deliverables for operations are on track and completed prior to delivery. Supervise and manage the start-up of all operations in conjunction with the SVP, Property Operations. When new developments are assigned, the RDPM will supervise and lead the transition from temporary leasing office to clubhouse office space. Provide key input and decision-making support to other executive team members. Hire, train, develop, and appraise staffs effectively. Takes corrective action as necessary on a timely basis and in accordance with company policy. Consults with Human Resources as appropriate. Keep up to date on information and technology affecting functional area(s) to increase innovation and ensure compliance. Who You Are: Bachelor’s degree from an accredited college or university in the field of Business Management, Operations Management or related field; or the equivalent combination of education and experience is required. Minimum 3 years prior experience in a supervisor operations management role, preferably in the multi-family or student housing real estate industry is required. Ability to effectively and successfully handle stressful situations and manage multiple projects simultaneously. Ability to give and receive direction in a manner that results in successful and professional completion of required tasks. Proficient in Microsoft Office products, Outlook, etc. Demonstrated ability to effectively communicate and work with management, peers, and subordinates. Ability to travel as required. Exceptional customer service skills. Ability to read and interpret various financial and budgetary reports. Valid driver’s license. Ability to read and understand blueprints, site plans, lease plans, etc. Flexibility in travel and work schedule. Working knowledge of multi-family or student housing industry strongly preferred.
