SUMMARY OF POSITION:

The Division Systems Administrator is an integral part of the Purchasing Department and is responsible for estimating, organizing, and documenting construction costs for a portfolio of production home plans and structural and designer options using a database-driven software.

ESSENTIAL DUTIES AND RESPONSIBILITIES:

Ensure all plans, elevations, options, and upgrades are built out in the software system

Ensure the database reflects what we are currently offering

In conjunction with the purchasing team, manage take-offs and material list for base houses and options. Enter data, verify accuracy, and maintain information within the purchasing software

Assist in maintaining and updating accurate construction costs for all production home plans and options to ensure continuity of data between departments

Review and correct takeoffs from frame walks, variance purchase orders, and fill-in order tracking. Continually challenge and validate existing take-offs to ensure variance objectives are met

Program and generate material takeoffs and bids, enter data, verify accuracy, and maintain information

In conjunction w/Division Architecture Manager, manage subdivision-specific plan design specifications, options, and details, validating that what Sales is offering is programmed into the system correctly

Assist in providing feedback and identifying opportunities to improve takeoffs and budgets based on VPOs

Troubleshoot and correct issues as they arise

Dialogue with sales, design, construction, and purchasing, to determine what structural and designer options are needed for newly developed and/or revised production home plans

Performs other duties as directed by the Regional VP of Operations/Regional Director of Purchasing

REQUIREMENTS

Newstar Enterprise and electronic take-off software programming proficiency

Knowledgeable about the residential construction industry including construction cost,

materials, products, methods and procedures.

Ability to multi-task and prioritize several tasks without compromising quality of work or

project deadlines.

Ability to review, analyze and interpret information as well as troubleshoot to solve problems.

Excellent organizational skills and attention to detail in a high-paced work environment.

Thorough understanding of purchasing procedures and policies.

Proficient with Microsoft Office Suite, as well as internet navigation and construction softwares.

QUALIFICATIONS

Bachelor's degree in construction, business, or another related field or have a minimum of 2-

year's experience in a similar position with a production homebuilder highly preferred.

Previous experience in homebuilding or construction industry preferred.

Experience with Newstar Enterprise and electronic take-off software preferred.

POSITION TYPE/ EXPECTED SCHEDULE

This is a full-time position with a work schedule of Monday-Friday with some schedule variations as needed.

TRAVEL

This position may require travel.
