ESSENTIAL JOB DUTIES:

We are seeking an individual with an achievement mindset, strong work ethic, and good interpersonal and communication skills to be an Asset Management Specialist. The qualified candidate will work hand in hand with our current Manager of Portfolio Assets and closely with Senior Management to ensure the following responsibilities are being met:

  • Increase portfolio income by identifying and executing on opportunities to increase revenue or compress expenses. This will be achieved by leveraging scale within the existing base of assets and by seeking out new opportunities for growth and efficiency.
  • Negotiate contracts with portfolio vendors, which includes: laundry, cable, telecommunications, Pest, Trash, Elevator, Answering Service, Utilities, Repairs and Maintenance Suppliers, Accounting software, Insurance, Health Insurance, Workers Comp, Background Screening and other stand-alone as well as master agreements.
  • Introduce, train, track, and manage special claims throughout the portfolio, including unit turn costs.
  • Maintain Property Service Contract Expiration Lists.
  • Analyze utility consumption and expense data and manage National Utility Contracts. Look for opportunities to improve efficiency through capital investment.
  • Obtain, review, and transition contracts for new assets from acquisition to operations.
JOB SPECIFICATIONS:
  • Bachelor's degree
  • 2 plus years of Procurement, Purchasing, Financial Analyst, or Portfolio Analyst
  • Highly motivated self-starter with entrepreneurial mindset
  • Proficient knowledge of Excel and MS Office
  • Be organized, dependable, accurate, and have an attention to detail to ensure 100% accuracy
  • Have the ability to multi-task and meet deadlines
  • Be able to effectively communicate with Senior Management and other company employees
