Provide leadership and knowledge to real estate sales offices for cost-effective, quality service. Lead sales managers in accomplishing the goals and budgeted volume objectives that will maintain and complement market share and enhance the income of subsidiaries and other joint ventures. Work closely with Executive and Senior Management to develop objectives, policies, procedures and operating plans of the organization. Recommend and participate in the development of new or revised organization and staffing patterns for sales offices.

Job Duties and Responsibilities (Essential Job Functions)

  1. Guide real estate sales managers to develop, produce and promote the sale of products and services. Establish policies to insure adequate management development and to provide for capable management succession. Recommend changes in organization as required by the development and growth. (35-40%)
  2. Develop, implement, and support programs designed to cross-sell products and services. Implement new programs to increase sales and to enhance service to customers and sales associates. (25-30%)
  3. Direct the activities of a region to achieve budgeted financial objectives. Develop and recommend short- and long-range office objectives consistent with organization guidelines. Recommend divisional plans and budgets, and conduct activities in accordance with approved plans and budgets. (10-15%)
  4. Conduct research to recommend improvement or expansion of operations. Review and approve regional sales programs to ensure they are in line with organizational policies. Participate in the development of marketing objectives, policies and programs. (10-15%)
  5. Assist in planning and directing all investigations and negotiations pertaining to mergers, acquisitions, joint ventures or the sale of major assets within the region. Act to protect and enhance the origination's investments in subsidiaries and affiliates. Ensure that all activities and operations are performed in compliance with local, state and federal regulations and laws that govern business operations. (5-10%)
  6. Ensure that organization and staffing plans are consistent and adequate to accomplish regional objectives. Recommend the hiring of sales managers; provide for and ensure the training and development of sales managers; review and evaluate subordinates' job performance and approve or deny recommendations pertaining to salary adjustment. (5-10%)
  7. Maintain communication within and between various functional units within the region. Establish and promote satisfactory customer and public relations, through direct or delegated contacts with representative individuals or groups. (5-10%)
  8. Perform other related duties of a comparable type as assigned. (0-5%)

Qualifications

Education:
  • Knowledge and skill equivalent to the completion of a four-year business or economics with advanced management training.
Experience:
  • Seven plus years demonstrated senior management experience.
Knowledge and Skills:
  • Knowledge of legal obligations of Realtors under the state and federal law, Department of Commerce Rules & Regulations, Department of Housing and Urban Development, and the National Association of Realtors Code of Ethics.
  • Displays solid organizational skills and is detail-oriented with strong problem resolution ability and excellent communication skills; adept at conflict resolution.
  • Competence in prioritizing and handling multiple tasks and projects concurrently.
  • Ability to professionally lead meetings and conduct business under a variety of situations.
  • Possesses a high degree of integrity with an ability to work under extreme deadline pressure; Strong analytical skills to manage the operational budget.
  • Ability to define and shape strategy with tact and discernment.
Other (licenses, certifications, schedule flexibility/OT, travel, etc.):
  • Must be a licensed Realtor and broker with continuing education credits in real estate and management.
  • Willingness to travel when necessary.
