Description

Occupancy Specialist, $27.00- $28.43, hourly

Leisure Manor Senior Living is looking for an experienced Occupany Specialist to join our team. This position is a full-time, benefit eligible position. Scheduled hours are Monday through Friday 8:30 AM to 5:00 PM.

Job Summary:

The Occupancy Specialist is responsible for the evaluation and monitoring of the property to assure compliance with the regulations of the Project Based Section 8 Program as regulated by the Department of Housing and Urban Development (HUD), and their contracting agent, California Affordable Housing Initiative (CAHI). The Occupancy Specialist keeps current on all changes in HUD housing regulations and ensures the distribution of this information to staff.

Job Duties:
  • Fosters a "safe, respectful and happy, HUD community" for residents, employees, vendors and prospects.
  • Adheres to and maintains the waiting list per Fair Housing and HUD guidelines.
  • Approves applicant move-in files for occupancy in coordination with Community Administrator.
  • Communicates with staff regarding changes in HUD guidelines and CAHI/consultant processes.
  • Coordinates with Community Administrator and staff for preparation of annual Management and Occupancy Review (MOR)
  • Assists in completing MOR Review Responses in coordination with Community Administrator.
  • Completes annual and interim re-certifications accurately and on schedule.
  • Coordinates preparation of move-in files, with at least two pre-approved applicant files ready at all times.
  • Ensures that HUD project resident files are 100% in compliance with quarterly reviews and makes requested corrections.
  • Maintains property files in accordance with regulatory guidelines and in accordance with Ray Stone policies and procedures, e.g. software data files.
  • Monitors implementation of the Affirmative Fair Housing Marketing Plan and Waiting List.
  • Obtains all required program certifications for Certified Occupancy Specialist and Fair Housing Certifications.
  • Reviews 50059's to ensure they are being transmitted correctly.
  • Runs required EIV reports and screens applicants in coordination with Community Administrator.
  • Responds to compliance-related questions from Community Administrator/Property Operations personnel and/or hired consultants.
  • Supports Community Administrator/Property Operations personnel and/or hired consultants in developing and deploying corrective action plans based on audit findings.
  • Uses property software to enter all relevant transactions in a timely manner.
  • Assists Community Administrator with submission and corrections of vouchers through TRACS.
  • Assists the Assistant Community Administrator, President, and/or hired consultants in maintaining and updating internal procedures for processing requests for accommodations as needed.
  • All other items as assigned.
Requirements:
  • COS or BOS preferred, or ability to attain certification(s) within six months following hire date.
While performing the duties of this job, the employee is regularly required to walk, stand; and use hands to handle/lift objects. The employee occasionally must be able to lift to fifty (50) pounds. Additionally, the employee, on occasion, must crouch, kneel, or climb stairs.

Most work is performed in an office environment and requires the ability to operate standard office equipment and keyboards. This position requires substantial movements (motions) of the wrists, hands and/or fingers. Must have close visual acuity to perform an activity such as: preparing and analyzing data and figures; transcribing; viewing a computer terminal; extensive reading. Must have the ability to walk short distances.
