The Opportunity Gafcon is seeking a Senior Project Manager for a $3.5?billion higher education capital bond program that is responsible for overseeing and managing all aspects of a construction project on behalf of the owner. This role requires a high level of expertise in project management, construction processes, and contract administration. The Senior Project Manager serves as the primary point of contact for the owner, coordinating with various stakeholders and ensuring that the project is delivered on time, within budget, and to the required quality standards. The role will lead a project team and will provide leadership and guidance, fostering a collaborative and high?performing work environment. Essential Responsibilities Act as subject matter expert on Gafcon project management policies and procedures. Serve as client advisor and single point of contact; develop and implement comprehensive project plans. Prepare RFPs, manage proposal phases, and negotiate contracts for professional services and construction. Oversee construction management staff and ensure daily reporting. Manage development of project plans and specifications for constructability, operability, maintainability, and cost-effectiveness. Control deliverables, cost, schedule, and project success through closeout. Coordinate site access, permits, and support schedules to minimize disruptions. Track and report project data, including budget and schedule variances, with clear documentation. Administer contracts, including change orders, payments, compliance, and dispute resolution. Foster communication among stakeholders and lead meetings to ensure collaboration and timely progress. Prepare and present reports, financial summaries, risk assessments, and safety compliance documentation. Provide leadership on staffing, P&L accountability, risk management, and team development while monitoring industry trends. Secondary Responsibilities Completes special projects on an as?needed basis. Serves as a seller?doer and participates in business development efforts in collaboration with Marketing and Business Line Leader. Prepares and presents as subject matter expert in GafCollege or other industry associations. Maintains professional development through Gafcollege attendance, professional organization memberships, continuing education, professional registration, and certification achievement. Works proactively and continuously evaluates the organizations competitive position and identifies innovation or solutions. Other duties as assigned. Qualifications and Requirements Bachelors degree in architecture, engineering, construction management, or related field (or equivalent experience). 1015 years in design/construction, including 57 years as Project Manager on large or complex projects. Advanced knowledge of construction drawings, specifications, master planning, project phases, estimating, scheduling, budgeting, project controls, and contract administration. Strong critical thinking, problem?solving, and decision?making skills; able to prioritize and resolve complex project issues. Excellent written and verbal communication skills; proven leadership to delegate, motivate, and maintain trust under pressure. Proficiency in MS Office and project management systems; professional certifications (PMP, CCM) preferred.
