About The Role

We are seeking an experienced Engineer- Level II, to join our Engineering Team based in Columbia, MD reporting into the Lead/Chief Engineer. The successful candidate will play a key role in supporting our engineering projects and initiatives. This position involves working on a range of tasks, including maintenance, repair, and troubleshooting of various systems and equipment. The Engineer- Level II, will also be responsible for providing technical guidance and support to junior engineers and technicians.

What You Will Do

  • System Maintenance- Monitor the physical condition of the complex and correct unsafe conditions; perform day-to-day maintenance of building operations including heating, lighting, other utilities, grounds, doors and signage.

  • Perform routine and preventive maintenance on various systems and equipment, including HVAC, electrical, and plumbing.

  • Diagnose and perform maintenance/repairs on A/C and heating, electrical and plumbing systems, water and sewer lines, stairs, gates, fences, railings, roofing, tile, carpet, flooring, doors, windows, gas and electric boilers, chillers, walls and ceilings, security system, tile, other equipment as required.

  • Perform tasks assigned by lead/chief engineer and/or property manager to include but not limited to preventive maintenance, painting, equipment repairs etc.

  • Troubleshooting- Diagnose and resolve technical issues efficiently to minimize downtime and maintain optimal system performance.

  • Documentation: Maintain accurate records and documentation of maintenance activities, repairs, and project work.

  • Maintain Angus Work Order system, accessible and accurate records for work orders/preventative maintenance, safety, repair/replacement of major equipment, utility cut-off, sewer clean-outs, and inventory of parts and supplies.

  • Safety Compliance: Ensure compliance with safety standards and regulations in all engineering tasks and projects.

  • Maintain fire and life safety standards.

  • Maintain MSDS manuals.

  • Collaboration: Work in tandem with the property manager to ensure the condition of the building provides an inviting and relaxing work environment for tenants and guests.

  • Coordinates with property management staff in performing tenant work order and general maintenance work.

  • Provides property manager and lead/chief engineer with technical expertise in evaluating building maintenance issues and tenant requests and in determining whether the work can be completed within given budget parameters.

  • Work closely with cross-functional teams, including other engineers, contractors, and management, to achieve project goals and resolve issues.

  • Project Execution: Participate in engineering projects from planning to implementation, ensuring projects are completed on time and within budget.

  • Technical Support: Provide guidance and support to junior engineers and technicians, assisting them with technical challenges and mentoring them in best practices.

About You

  • Minimum of three years of related Class A mid-rise and/or retail property maintenance experience.

  • Minimum Universal CFC + BOMA SMC and/or apprentice trade license.

  • Solid working knowledge of plumbing, electrical, HVAC and life safety systems.

  • MUST respond to AFTER HOURS emergency calls portfolio wide on a rotating basis.

  • Must be deadline focused, organized and exhibit problem-solving skills.

  • Completes work consistent with corporate processes and policies.

  • Build positive working relationships with employees at all levels within the organization.

  • Able to assist the Lead/Chief engineer by responding to tenant emergencies.

  • Identify opportunities for process improvements and contributes to the development and implementation of new engineering solutions.
