Job Summary

Working in a dynamic multi-tenant Life Science building and reporting to the Facilities Manager, the successful candidate with function as the building's technical expert and is able to solve operational issues with limited guidance. This role monitors building system operations and performance with oversight of building(s) automation system, third-party controllers, lighting, security, and life safety systems. They drive continuing improvement and efficiency projects and seek to improve the building(s) efficiencies daily. This role can quickly and accurately understand the scope of issues and execute a plan to resolve.Job Description

Essential Functions
  • Manages building automation, life safety, lighting, and miscellaneous systems to ensure operational effectiveness.
  • Work independently, with internal resources, and with external contractors to identify and resolve operational issues in the building.
  • Performs regular BMS system checks to ensure that building systems are operating within parameters.
  • Utilizes continuing commissioning software where applicable to identify and resolve system issues.
  • Responds to client and/or tenant requests for HVAC, plumbing, electrical, wastewater and construction needs.
  • Maintains a positive relationship between DENS, the building owners, and tenants.
  • Utilizes system trending platforms to troubleshoot operational irregularities and find areas of improvement.
  • Identify and execute projects to improve building efficiency and sustainability
  • Advanced troubleshooting of mechanical and low-voltage electrical systems
  • Maintains building automation system change log.
  • Controls equipment virtually and in person, adjusts setpoints, and makes minor programming changes.
  • Manages computer-based maintenance management system (ANGUS).
  • Manages corrective work orders and preventive maintenance programs.
  • May manage and coordinate third party quotes, repairs, and service maintenance.
  • Supervises custodial staff, contractors, and employees as designated.
  • Complies with all applicable codes, regulations and corporate policies/procedures related to building operations, project management, and work safety.
  • Other tasks as directed.
Requirements
  • Bachelor's degree in Engineering or related field preferred with 3+ years of relevant experience.
  • In lieu of degree, 6+ years of progressive experience required.
  • Knowledge of building management systems (Siemens, Schneider, Johnson Controls, Tridium, Honeywell, Trane, etc.).
  • Experience with trending and continuing commissioning software (Clockworks, Analytika, Building Analytics, etc.).
  • Strong knowledge of building systems: Air handling units, exhaust air handling units, boilers, chillers, pumps, VFDs, fan coil units, VAVs, unit heaters, heat recovery systems, and elevators.
  • Strong electrical and mechanical troubleshooting capabilities.
  • Ability to work independently or as part of a group.
  • Ability to communicate with owners, tenants, vendors and/or customers clearly with a helpful and positive customer service-related mindset.
  • Ability to read building codes, blueprints and drawings.
  • Demonstrated computer competencies.
  • Experience with computer-based CMMS systems.

  • Fast paced work environment.
  • The noise level in the work environment is usually moderate.
  • Exposed to a combination of normal office type environments and shop environments.
  • Regularly exposed to dust, odors, oil, fumes, cleaning products and noise.

Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception, and the ability to adjust focus. Climb a ladder to perform repairs.
