License and Certification Qualifications: Valid Georgia Driver's License required. Valid Class B Commercial Driver?s License (CDL), Category 24 Pesticide Applicator License, and Level 1-A Erosion Control Certification required within 180 days.

Education Qualifications: High school diploma or equivalent required. Building technical training preferred.

Experience Qualifications: Two years of experience in building site maintenance, site construction building construction, carpentry, or a related field required. Experience in small equipment operations such as tractors, bobcats, and excavators preferred.

Skills Qualifications: Knowledge of exterior building codes, exterior handicap codes, procedures, materials, tools, hazards, and safety procedures; ability to follow oral and written instructions quickly and accurately; ability to communicate with others in an effective and tactful manner; ability to follow technical instructions and diagrams; strong attention to detail; and ability to be adaptable to a dynamic work environment.

Primary Responsibilities: Responsible for maintaining and repairing assigned exterior site structures for the Grounds Maintenance Department in accordance with building and handicap codes.

1. Install, repair, and maintain various exterior site structures including asphalt paving, curbing, sidewalks, signs, parking lot striping, and storm drainage structures.

2. Perform maintenance assignments including cutting, welding, fabricating, installing, repairing, and maintaining fences, gates, handrails, guardrails, and other similar protective structures.

3. Install and repair various types of hardware and equipment according to building and handicap codes.

4. Perform preventive maintenance to facility site structures and complete necessary repairs.
a. Record repairs completed and parts used according to departmental guidelines.

5. Maintain equipment, tools, parts, materials, and supplies used in facility maintenance work.
a. Maintain and account for all tools, parts, and equipment issued according to departmental guidelines.

6. Maintain accurate and organized records of maintenance service requests and work order inventories.
a. Utilize Maximo and departmental smart phone to complete assignments in a timely manner.
b. Monitor the handheld work order/inventory management device to ensure work log is up-to-date and record notes as necessary.

7. Supervise and review work of private contractors and/or temporary employees to ensure compliance with building and handicap codes.

8. Respond promptly to urgent situations and seek additional assistance as needed.
a. Be subject to being called 24 hours a day, seven days a week.

9. Perform other duties as assigned.

Physical Demands:
While performing the duties of this job, the employee is required to stand, walk, negotiate stairs, climb ladders, reach with hands and arms, talk and hear, manipulate tools and small items with hands, and lift and transport up to 75 pounds over short distances. The employee is required to operate a motor vehicle in performance of duties. Specific vision abilities required by this job include close vision, distance vision, and color vision. The employee may be subjected to a wide range of ambient temperature and humidity conditions while working on equipment under varying conditions including overhead work and work in confined spaces. Potential hazards of this position include working with noise producing machinery and equipment and working on elevated equipment using ladders or other lifting devices.
