Wasatch Commercial Management, a leading real estate management company, is seeking a highly skilled and motivated individual to join our team as a Commercial Property Manager. This position is based in Mesa, Arizona, and offers an exciting opportunity to oversee a portfolio of commercial aviation related buildings located at Falcon Field Airport. As a Commercial Property Manager, you will be responsible for effectively managing and operating our commercial buildings, ensuring optimal performance, tenant satisfaction, and profitability. Your primary goal will be to enhance the value of the properties while providing exceptional customer service to tenants and stakeholders.Benefits and Pay Range:The pay range for this position is $22-28, depending on experience.Candidates starting pay will be determined based on job-related skills, experience, and qualifications.Candidates will be eligible to participate in a 401(k) program.General ResponsibilitiesOperate the buildings effectively and efficiently (i.e., implement cost savings measures, etc.)Bid out and negotiate a reduction in vendor contracts, as applicable.Implement procedures for service providers' requirements and activities on the property.Responsible for the required and necessary maintenance of the project.Supervise onsite employees and staff through direct or indirect supervision.Supervise and work cooperatively with Facility Manager.Maintain positive tenant and vendor relations.Manage vendor contracts.Schedule vendor services as required per service contracts.Schedule maintenance services with tenants.Conduct property inspections monthly and annually.Professionally handle tenant requests, concerns, and/or issues related to tenancy and/or property.Ensure accurate lease administration upon completion of new lease documents.Analyze, prepare, and implement annual budgets for the properties.Oversee Tenant Insurance and Vendor Insurance requirements.Prepare annual Year-end Operating Expenses reconciliations and adjustments for all properties.Prepare reports and documents required for tenant notifications of Prior Year O/E.Oversee and monitor accounts receivable and enforce collection of all revenue sources.Prepare monthly Executive Summaries for each property.Track expenses for properties and notify accounting of inconsistencies.Review accurate entry of accounts payables for proper coding of expenses.Review monthly Rent amounts and Rent Statements.Submit and expense credit card use receipts monthly.Actively seek additional service revenue opportunities.Maintain efficient communications with all team members regarding property activities and reports.Bilingual is a plus but not required.An Arizona Real Estate License is a plus.SOFTWARE PROGRAMS - YARDI, MICROSOFT WORD, EXCEL, AND OUTLOOKBecome familiar with the Yardi accounting software for relevant aspects of operations.Become familiar and manage access gate and camera software.ACCOUNTS PAYABLES / INVOICESTrack and maintain property A/P files.Work closely with accounting staff to ensure accurate expenses and data entry procedures.Open and process mail.Review, process invoices for each property within Yardi for payment.REPORTINGReview monthly rent charges and prepare monthly rent reports for review.Become familiar with various Yardi reports required for preparing monthly review and reporting.Prepare periodic A/R reports during the month to track tenant rental payments.Maintain aircraft registration log as required by airport.MANAGEMENT OFFICE ISSUESSet up new Vendor accounts as required for contracted services at the properties.Submit Vendor Application Forms to vendor administrator for approval and account setup.Maintain an updated and current Vendor List for each property, with contacts, insurance and contracted service information.Set up new utility accounts as required as tenants move out of leased premises.Provide monthly utility invoices to tenants for payment.Collection of tenant related utility billingCoordinate vendor services as required per the operating budget.Coordinate vendor repairs as needed.Coordinate and negotiate vendor contracts/Maintain updated operations software information/Prepare monthly Executive Summary reports timely.Monthly building inspections to ensure grounds/buildings are maintained.Prepare tenant bill back charges with relevant backup tenant requests or approved proposal documentation.Work with Facility Manager to ensure all building systems are operating and property is maintained.Work with Facility Manager in ensuring all tenant service requests are completed satisfactorily.Maintain compliance with Airport Ground LeaseINSURANCETrack tenant's Certificate of Insurance for compliance as required in all leases.Monitor vendor Certificate of Insurance as required for payment of services.Prepare monthly Vendor Insurance Expirations report.Notify vendors of expired certificates and request updated certificates as needed.GENERALWork with Building Engineer(s) and Janitorial staff as needed.Other responsibilities or duties as requested or assigned by supervisor(s).QUALIFICATIONS:To perform this job successfully, an individual must be able to perform each essential duty satisfactorily.
