Responsibilities:

As the Director of Housing with Grace Lutheran Communitiesyou will be responsible for the daily operation of our Grace Apartments,including rental and marketing of independent living apartment unit complexesowned and/or managed by Grace Lutheran Communities, to assure financial goalsof program are achieved. You will workto promote independent living skills of tenants. Lastly, you will uphold the mission andphilosophy of Grace Lutheran Communities.

SpecialFeatures/Requirements (licenses, certifications, etc.):
  • Bachelor's degree in Human Services, Business Administration or related field or equivalent experience
  • Minimum certification of "Occupancy Specialist" or ability to obtain certification within six months
  • Knowledge of and experience working with disabled and older adults
  • Knowledge of Local, State, and Federal rental laws
  • Knowledge of HUD subsidy as related to low-income housing, TRACS, and computer programs for electronic submissions
Essential Functions:
  • Coordinates the Housing, Social Services, and housekeeping departments for Grace Apartments
  • Coordinates leasing of apartment units
  • Market apartment units in accordance with philosophy of Grace Lutheran Communities and within budget of the respective complexes
  • Promotes and serves as role model for organizations service goals and team concept
  • Interprets philosophy, objectives, policies, and procedures of Grace Lutheran Communities as related to Grace Apartments
  • Makes decisions and performs all duties in accordance with organizations policies and procedures; HUD-Section 8 & 202 regulations; state and local leasing regulations/laws in conformance with recognized standards
  • Promotes quality tenant-landlord and tenant-tenant relations
  • Maintains and promotes quality relations with service providers, referral sources and regulatory agencies as related to Grace Apartments
  • Trains apartment staff (Social Services and Housekeeping)
  • Ensure accurate, organized, and confidential tenant files
  • Continually monitors and evaluates staff performance
  • Plans annual budget and works within an approved budget
  • Communicates effectively with tenants, families, supervisors, co-workers and the public
  • Promotes customer satisfaction
  • Functions independently in situations that require professional judgments
  • Meets or exceeds census goals of all buildings
  • Participate in NEO program

Physical Requirements:

Frequent twisting reaches at shoulder height frequently;reaches above or below shoulder height occasionally; occasional bending; liftsand carries less than 5#. 85% of theworkday is spent sitting; 10% walking, 5% standing. Adapts to frequent interruptions/changingsituations. Must be able to communicateorally and/or in writing with tenants, co-workers, families, and the public.
