Required to periodically travel to outlying communities to perform work, also on-call, call-back, and some overtime is required.This position requires working experience and knowledge of both construction and maintenance of commercial healthcare settings. Poor decisions or work quality can reduce the life of mechanical systems and components, which directly impacts patient care. For example, use of the wrong lubricant or failing to conduct scheduled PM on an air handler could result in a failed motor. This would cause a disruption in service. Most work is completed with minimal over-the-shoulder assistance. However, problems, quality issues, and performance issues are reviewed by the facility manager. General problems are resolved through observation and discussion between the employee and supervisor.Key Essential Functions and Accountabilities of the JobPerform journeymen level carpenter duties as assigned through written and verbal requests from the facility manager. Activities may include concrete work, floor coverings, installing doors, building cabinets, hanging items on walls, installing drop ceilings, drywall repair, painting, etc.Is proficient with and able to work on door systems and locks. Performs electrical troubleshooting and repair of door and lock system components.Maintains systems, equipment, tools as assigned by the facility manager. Completes formal documentation of all preventive maintenance work completed and ensures it is properly filed to ensure compliance with The Joint Commission and applicable codes. Assists in collecting data for entry into the PM program.Performs troubleshooting and repair of systems and components. Is able to fabricate unusual items needed to maintain equipment, perform mechanic duties, welding, brazing, and servicing equipment. Is able to troubleshoot and repair heating and cooling systems, electrical systems, plumbing systems, and related equipment.Completes work orders assigned in a timely and professional manner according to priority. Is able to function in an environment where the priority of tasking is dynamic and changing.Operates various shop tools, heavy equipment; has a working knowledge of table saws, rip saws, jointers, planers, routers, etc. Is able to operate a forklift, dump truck and backhoe.Utilizes the DDC system for monitoring and troubleshooting of critical building systems. Operates and maintains access and security systems.Performs maintenance, inspection, and documents critical preventive maintenance of sprinkler systems, life safety systems, and fire panels.Must be able to keep inventory stocked and orders all parts, supplies, and equipment needed for normal day to day maintenance.Assists when needed in other program activities such as winter and summer grounds maintenance, recycling, and environmental services. Responds to all assigned facility related requests.Education, Certifications, and Licenses RequiredHigh school diploma or GEDExperience Required4 years of experience as a Journeyman Carpenter through an apprentice program OR 8,000 hours of on-the-job training as a journeyman/tradesman.Knowledge ofVarious mechanical and electrical systems is required. The position must be able to complete preventive maintenance, troubleshoot, and repair basic mechanical and electrical systems, equipment and components with and without supervision.Various carpentry skills are necessary.
