Job Description Preconstruction Manager

Purpose: Overseeing the Preconstruction Department, companywide.

Reports to: President, General Manager, VP of Operations.

Manages: Estimators, bid schedule, project budgets, & sales targets.

Preconstruction Manager Education / Experience:

o Minimum of 5 years of Building Construction experience required, or equivalent combination of education, training, and experience.

o Excellent computer skills and proficient in Excel, Word, Outlook, and Bluebeam Revu. Ability to read and comprehend project plans. A demonstrated commitment to high professional and ethical standards. The ability to delegate responsibilities effectively.

o Ability to communicate effectively with customers while in preconstruction stage and as the project progresses through to the final buyout phase.

o Thorough understanding of drawings and specifications, general contract and subcontract documents, materials, means and methods.

o Thorough knowledge of construction cost, scheduling, estimating, purchasing, and engineering principles and techniques, and accounting principles.

o Ability to provide accurate qualitative and quantitative analysis of estimating documents.

o Advanced project management skills, able to manage high volumes of work and ability to move projects forward in a complex environment in a timely manner.

o Management experience required, and coach and mentor others.

o Negotiation skills with ability influence and engage others.

o Pursues everything with energy, drive and sees initiatives through to completion.

o Effectively works across levels within organization.

o Process and critical thinking skills with sound judgement decision-making.

o Ability to leverage lean concepts and continuous improvement methods and tools.
Preconstruction Manager Responsibilities:

o Keep oversight of all ITB's and review each one to determine whether Edgewood will be bidding on the project.

o Once an ITB has been reviewed and accepted, assign an estimator and hand the project off to themwhile giving a high-level overview of the project so they understand what we are picking up/pricing.

o Collaborate with Operations on Project Schedule, Logistics, Safety, Constructability Reviews, General Conditions and General Requirements.

o During the duration of the bid, ensure estimator(s) are keeping on track with the bid date and will have the project ready to review at least a day early and aim to have it sent to the client a day early if possible.

o Have a final review of the project budget with the assigned estimator to ensure all material, equipment, man hours, & overhead/markup are correct before submission.

o Ensure all bids & estimates are submitted to the client on time.

o Once the proposal has been submitted, it is now in your hands to follow-up and work through the sales process to put Edgewood in the best position close the project and form a partnership with the client/project team.

o When a project is coming into the 'BAFO' stage it is your responsibility to handle/oversee the final pricing of the project to ensure that it is most accurate/competitive.

o Oversee all descope meetings w/ clients during the bid & BAFO stage.

o Complete a weekly preconstruction mtg w/ management and other estimators.

o Develop and maintain relationships with clients, architects, design community, and trade partners to enhance future business development opportunities.

o Complete a bi-weekly sales mtg w/ management to review deals that have been closed and further potential closes that month/quarter.

Preconstruction Manager Benefits:

o Base annual salary subject to local, state, and federal taxes.

o 15 days paid vacation, annually plus posted holidays.

o Car allowance TBD paid first pay of each month.

o 401K plan 50% match up to 6%
