Summary:

The Workforce Group (WFG) is seeking a Certified Property Appraiser to support the review of FEMA appraisals for properties affected by disasters. The appraiser will evaluate property values, assess damage and property condition, and ensure Actual Cash Value (ACV) estimates align with FEMA standards, industry guidelines, and local market values. This role requires strong analytical skills, attention to detail, and expertise in property valuation to provide accurate, fair assessments that meet FEMA's regulatory requirements and support disaster recovery efforts.

Location: Treasure Island, FL (Pinellas County)

Duties and Responsibilities:
  • Review and analyze FEMA Actual Cash Value (ACV) appraisals of residential and commercial properties to ensure accuracy, compliance with FEMA standards, and alignment with industry norms.
  • Conduct in-depth assessments of property damage, condition, depreciation, and relevant market data to verify ACV estimates for disaster-affected properties.
  • Collaborate with FEMA teams, internal departments, and external stakeholders to provide insights into valuation processes and resolve any discrepancies in appraisals.
  • Document findings and any necessary adjustments for ACV valuations, ensuring thorough and accurate records to support FEMA reporting and compliance.
  • Communicate appraisal results and necessary adjustments to relevant parties, including property owners, FEMA representatives, contractors, and regulatory bodies.
  • Stay informed of trends in the local real estate market and disaster impact factors affecting property valuation to provide context for fair assessments.
  • Ensure compliance with FEMA, state, and federal appraisal regulations, as well as company policies and procedures.
  • Participate in hearings or court proceedings as needed, providing testimony and documentation to support FEMA-related ACV assessments.
  • Conduct outreach to educate property owners and relevant parties on FEMA appraisal standards and valuation criteria.
  • Attend training sessions to stay updated on appraisal techniques, FEMA regulations, and industry best practices.
  • Perform other job-related duties as assigned.
Qualifications, Knowledge, Skills, and Abilities:

Certified Property Appraiser with a valid state certification and a minimum of 1 year of experience in property appraisals, with a focus on Actual Cash Value (ACV) assessments for disaster-related or FEMA appraisals preferred. Strong knowledge of property valuation principles, FEMA appraisal standards, depreciation factors, and market analysis.
  • Proficiency in data management software, appraisal software, and Microsoft Office applications for record-keeping and reporting.
  • Excellent communication and interpersonal skills to explain valuation outcomes, address inquiries, and resolve concerns with a variety of stakeholders.
  • High attention to detail and analytical skills to identify and address discrepancies in valuations.
  • Ability to work independently, manage multiple appraisals, and meet FEMA deadlines.
  • Sound judgment and ethical standards in handling sensitive valuation and property information.
  • Valid driver's license and reliable transportation for site visits and field inspections, if required.
