Position Summary We are looking for a skilled Flat Surfaces Asset Manager to take charge of the parking lots, skylights, EIFS, and roofs at Life Time Inc.'s numerous locations. This role involves leveraging our facilities management software, ServiceChannel, for accurate asset information and utilizing our project management software, Procore, for larger capital projects. Job Duties/Responsibilities: Maintain a comprehensive inventory of roofs, EIFS, skylights, and parking lots across all Life Time Inc. locations. Utilize ServiceChannel to ensure accurate and up-to-date asset information, including installation dates, maintenance history, and condition assessments. Leverage ServiceChannel for streamlined work order management related to flat surfaces. Ensure the accurate recording of asset data, facilitating effective communication with service providers. Ensure proactive maintenance to extend life of the assets Work with key internal and external partners to develop multi-year capital plan balancing maintenance needs and company cash flow goals Collaborate with cross-functional teams to ensure seamless coordination and execution of capital improvement initiatives. Conduct and oversee detailed condition assessments of roofs, EIFS, skylights, and parking lots utilizing both ServiceChannel and Procore as needed Develop comprehensive reports to inform maintenance plans and prioritize necessary repairs or replacements. Develop and implement strategies to optimize the performance of flat surfaces, ensuring longevity and sustainability Explore sustainable solutions for roofs, EIFS, skylights, and parking lots in alignment with Life Time Inc.'s commitment to environmental responsibility. Work closely with finance and procurement teams to develop and manage budgets for flat surface maintenance, repairs, and capital projects. Identify cost-saving opportunities through data analysis and implement measures to control expenses. Stay informed about relevant industry regulations and standards for roofs, EIFS, skylights, and parking lots. Ensure all flat surfaces comply with local, state, and federal regulations. Minimum Required Qualifications Proven experience in managing parking lots, skylights, EIFS, and roofs, preferably in a multi-location environment. Proficiency in facilities management and project management tools. Preferable experience in Service Channel and Procore. Strong knowledge of flat surface materials, maintenance practices, and sustainability considerations. Excellent analytical and problem-solving skills. Effective communication and interpersonal abilities. Education: Bachelor's degree in Civil Engineering, Facilities Management, or a related field.
