The Opportunity Gafcon is seeking a Project Manager for a higher education capital bond program and is responsible for representing the owner's interests throughout the lifecycle of a construction project. This role involves overseeing project planning, coordinating with various stakeholders, managing contracts, monitoring project progress, and ensuring successful project delivery. The Project Manager works alongside the Project Executive to lead the project consultants, facilitate effective communication and collaboration. What You Will Do Essential Responsibilities Proficient in Gafcon Project Management policies and procedures. Partner with owner/client and Project Executive to develop and implement project plans, timelines, and resource allocation. Prepare RFPs, manage proposals, and negotiate contracts for services and construction. Oversee construction management team and ensure accurate daily reporting. Manage deliverables, cost, schedule, and project success through closeout. Coordinate site access, permits, and support schedules to minimize disruptions. Track and report project data, budget, and schedule variances with clear documentation. Support cost estimating, scheduling, and contract administration; assist with technical analysis and change estimates. Draft, review, and administer contracts, including change orders, payments, compliance, and dispute resolution. Foster communication among stakeholders and lead meetings to ensure collaboration and timely progress. Prepare and present progress reports, financial summaries, and risk assessments to clients and senior management. Secondary Responsibilities Completes special projects on an as needed basis. Maintains professional development through Gafcollege attendance, professional organization memberships, continuing education, professional registration, and certification achievement. Works proactively and continuously evaluates the organizations competitive position and identifies innovation or solutions. Other duties as assigned. Qualifications and Requirements Bachelors degree in architecture, engineering, construction management, or related field (or equivalent experience). 5+ years of project management experience in construction, preferably as owners representative. Strong knowledge of construction drawings, specifications, and compliance requirements. Expertise in master planning, project phases, estimating, scheduling, budgeting, controls, and contract administration. Critical thinking and decision-making skills; able to prioritize and resolve complex issues. Excellent written and verbal communication; maintains composure under pressure.
