The Mortgage Processor is responsible for things include ordering mortgage supportive documentation and verifications, maintaining the tracking function, submitting loan files to underwriters, preparing loan documents, and maintaining member files. They provide support for the Mortgage team by contribution to quality customer service to members as well as internal staff and external customers through support and problem solving on both routine and non- routine aspects of first mortgage. They deliver prompt, courteous, and thorough assistance to members using the telephone, email and other member access points.
Essential Functions
  1. Analyze new mortgage loan applications for completeness and order required mortgage supportive documentation and verifications per findings or as required by special
    1. Order verifications, title letter reports/commitments, credit bureau reports, flood determination, mortgage insurance,
    2. Add Processor Review note-email to Mortgage Loan Officer
    3. Review constructions docs prior to ordering appraisal
    4. Process rate lock and extensions
    5. Prepare disclosures
    6. Review/follow up/clear conditions once file is approved
    7. Upload documents to loan file and review for accuracy
    8. Assist Mortgage Loan Officer with any post close conditions
    9. Review title work and resolve any issues (encroachments, judgments, liens, )
    10. Review appraisals
    11. Work with Mortgage Loan Officer, borrower and agencies for various Down Payment Assistance Programs
  2. Works collaboratively with the Mortgage Loan Officer in facilitating the success of the member experience. Approach to building member relationship reflects SCU's vision and
    1. Communicated with member and mortgage professionals regarding outstanding items
    2. Oversee pipeline reporting to loan officers and
    3. Act as liaison between mortgage loan officers, underwriters, closers and
    4. Answer member
  3. In keeping with department standards, submit application files to underwriters/investors.
    1. Negotiate terms and conditions with underwriters on behalf of loan officers and processing
  4. Accurately and timely maintain mortgage loan application files on origination system. Ensure timely receipt of mortgage documentation in accordance with deadlines and
    1. Follow-up with vendors to meet various
    2. Track the return of required application
  5. Take ownership of member situations, corporate goals and philosophy, and Mortgage goals and
    1. Forward information and comments regarding specific service suggestions, errors, or complaints to appropriate staff and document the information as
    2. Clearly understand the Credit Union vision, long term goals and incentive goals, and demonstrate the support of these through day to day
    3. Know both the Credit Union and the Mortgage department annual target and monthly goals for
  6. Understand and is accountable for executing all job functions in a way that is consistent with all requirements of BSA, OFAC and the USA Patriot Act/Customer Identification Act (CIP). Note: Failure to comply with requirements may be subject to strong disciplinary action, up to and including termination by the credit union, as well as, civil and criminal

Job Specifications
  1. High school diploma or equivalent, plus some additional post-secondary technical coursework in real estate or lending or the equivalent work experience.
  2. Must have or be able to attain a Nationwide Mortgage Licensing System (NMLS) number.
  3. One year work experience in a mortgage lending environment.
  4. Professional well developed interpersonal skills essential for interacting with credit union staff and members.
  5. Work requires ability to work accurately with figures and ability to perform detailed work.
  6. Requires the ability to follow-up on problems presented to members and co-workers using a customer service approach including use of investigative problem solving.
  7. Basic to intermediate knowledge of laws and regulations that govern mortgages.
  8. Intermediate mathematical skills required (calculations and concepts involving decimals, percentages, fractions, etc.).
  9. Basic knowledge of Microsoft Word, Excel and Outlook.
