They must critically assess issues and make decisions that balance tenant experience, fiscal responsibility, and asset management. They must place maximum emphasis on physical asset management and reinvestment, environmental health and safety, customer service, and aligning with the company's goals and objectives. Property Managers collaborate with other operations teams and build strong relationships within the respective building teams.ESSENTIAL FUNTIONSEnsures the building operations, including life safety, environmental services, engineering, and general maintenance are completedProvides 24-hour coverage to meet up with emergency needs of tenantsPrepares and oversees the annual budget, including preparing capital project requests and review of operating expensesEnsures proper maintenance of lease and property files and ensures such files are updated as requiredEnsures all portfolio documentation and reports are completed accurately and on timeReviews, assesses, and achieves financial objectives by collecting rents, timely payment of invoices and bills, forecasting portfolio expenses, preparing an annual budget, scheduling expenditures, analyzing, and reporting variances, and initiating corrective action, including the reconciliation of camPrepares tenant rent letters and reconciliationsMaintains properties by investigating and resolving tenant complaintsInspects vacant units, and completes repairs, plans unit refreshes, and small-scale renovationsContracts with landscaping, trash, and snow removal companiesMaintains building systems with the support of engineering teams and supervising repairsEnforces lease requirements and procedures, up to and including eviction documentationPrepares reports by collecting, analyzing, and summarizing data and records with the support of asset management and property accountingManages and develops team members including weekly one on ones, goal setting, and performance managementAll other duties as assignedLEADERSHIP ATTRIBUTES Drives the Culture: Communicates the culture's value to team members and holds them accountable to living it every dayDevelops People: Set clear expectations, deliver timely and effective feedback, and encourage team members to develop their talentsBuilds Trust: Demonstrate a high degree of integrity by honoring commitments, telling the truth, and respecting confidentiality appropriatelyThinks Strategically: Clearly understand the business, lead the team through the problem-solving process, and work on the business not just in the businessCommunicates Effectively: Recognize how words, tone, and physiology impact results, then adapt accordingly to gain buy-in and alignment for the team's and organization's visionPOSITION REQUIREMENTSBachelor's Degree in Property Management or related field or equivalent education, training, or experience (preferred)5 years of experience in property management with (required)2 or more years of experience in property management supporting commercial office or retail properties (preferred)Real Estate Salesperson License - Michigan (must have, or acquire within 90 days)POSITION QUALIFICATIONSAble to problem-solve at an advanced levelAble to perform tasks by interpreting and analyzing established proceduresAnalyze situations to determine the best course of actionCommunicate effectively with relevant stakeholders, internal and external, from a variety of backgroundsPlan, coordinate, follow through, and organize work projects to ensure efficiencyWork under the pressure of deadlinesWork collectively with a wide variety of stakeholdersExperience in supervising building systems, equipment, and designExcellent written and verbal communication skills and relationship-building skillsAbility to work independently and manage multiple projects and tasksStrong attention to detail and accuracyCustomer service focus and ability to respond appropriately to tenant inquiriesMust be proactive and able to take on new projects, be creative and collaborativeExcellent follow-through in managing tenant issues and administering supervisory responsibilitiesProficient in Microsoft products including Outlook, Excel, Word, and PowerPointFamiliarity with Yardi suite of productsThe above statements are intended to describe the general nature and level of work being performed by people assigned to this job.
