Development Project Manager

Overview The Development Project Manager (Data Center Construction MEP/Commissioning) is responsible for leading and managing the design, preconstruction, and construction activities on assigned projects. The Project Manager will interact daily with Facilities, Contractors, Designers, Engineers, Commissioning Agents, Vendors, and Data Center Operations staff and should have strong written and oral communication skills. Responsibilities Manage multiple projects on one or more campuses and maintain updated budgets, schedules, and status reports for each Create and communicate updates on development program and project status for executive-level reviews; present information to support efficient decision making Work with QTS stakeholders, design, and construction teams to create a master development program for site(s), including a complete campus design solution and capital budget Manage entitlement and permitting needs for each assigned site project(s) Implement and manage multi-phased site development plans to achieve time, budget, and quality standards in a predictable fashion; continuously update a campus master plan Write scopes of work for design, construction, commissioning services and participate in procurement and project cost estimates Evaluate and level pricing proposals for design, construction, and commissioning services Collaborate with strategic procurement on equipment procurement and delivery Ensure appropriate submittals are coordinated with site stakeholders Monitor and report project budget / cost-to-date against overall project budget Establish project schedules and lead teams to on-time completion Review and approve monthly pay applications from contractors Review change order requests from contractors and negotiate pricing Establish site construction security procedures in conjunction with the site security team Develop plans for product deployment and communicate plans with QTS staff involved Collaborate with Sales Engineers and Product teams to aid in custom deal solutions within the applicable schedule and budget Establish and maintain relationships as a liaison with key QTS stakeholders Represent QTS interests in OAC meetings Contribute to due diligence for potential new sites as needed Support the internal development team to enhance project management processes and protocols Basic Qualifications Bachelors degree in Science or Engineering or equivalent professional experience Five or more years of professional experience in commercial construction practices and procedures, including Lump Sum, Construction Management at Risk, and Design-Build delivery methods from concept through procurement to closeout Experience with Microsoft Office, especially PowerPoint for executive updates and Excel for budgets Ability to travel up to 25% of the time Preferred Qualifications MBA, Masters in Engineering, Management, or related field desirable Experience delivering mission-critical data center facilities Extensive experience managing MEP trades Total Rewards This role is eligible for a competitive benefits package that includes medical, dental, vision, life, and disability insurance; 401(k) retirement plan; flexible spending and HSA accounts; paid holidays, paid time off, paid volunteer days, employee assistance program, tuition assistance, parental leave, military leave, QTS scholarship for dependents, wellness program, and other company benefits.
