Base Annual Compensation: $130k-$135k (depending on experience) Title: Associate, Investments (Acquisitions) Reports to: VP, Investments Primary Function: Acquisitions Status: Full-time, Exempt Summary Ballast Investments (“Ballast” or “The Company”) is seeking an Investment Associate to support the Investments vertical. Under the general supervision of the Investments team, the Associate is responsible for assisting the team leader with underwriting new acquisition opportunities, running scenarios, researching and supporting assumptions, developing sales and rental comparables, answering questions related to the model, thinking critically about the underwriting, organizing and functioning as a team player with modeling, financing, due diligence, and site tours. This position requires outstanding quantitative acumen and strong communication skills. The Company is a vertically-integrated owner-operator of multifamily, student housing, and single family rental assets in the greater Western United States. The Company has several strategic partnerships with global institutional capital providers and has experienced strong growth since its founding in 2014. Primary Responsibilities Prepare ad hoc analyses for the investment team leader Respond to potential investor questions, track investor contacts for follow-up and assistance with the fundraising process Own the financial model on a transaction and explain the underlying assumptions when asked Formulate analytical underwriting scenarios utilizing historical financials and forward-looking assumptions Prepare and present updates and reports to Investment Team, as requested Research cost-effective means to optimize revenues and reduce operating/maintenance Source, manage, follow-up on marketed deals, inbound and outbound deal inquiries and manage the due diligence, closing and transition process for transactions under contract Transition new investments from Acquisitions to Asset Management Understand financial documents such as PSA, Loan Agreement, Fund or JV Agreements Review closing prorations and settlement statement items ensuring PSA compliance Manage investment analysts under the investment team lead, review and edit work product Minimum Requirements and Qualifications Bachelor’s degree in business, Finance, Data Analytics, Accounting, Real Estate, Economics or related field 3-6 years of real estate private equity, real estate, data analytics or investment banking Advanced knowledge of Microsoft Excel, Word, and PowerPoint required; familiarity with Yardi and DealCloud Key Skills and Competencies Highly motivated, assertive, and driven Strong analytical and qualitative skills Able to prioritize, organize, and meet all deadlines Committed to high standards of excellence and ethics Effectively identify issues and formulate solutions Critical thinker, solve problems logically, and make well-reasoned business decisions Clear, articulate communicator, able to maintain effective documentation Goal-oriented and diligent Ballast Investments is committed to creating a diverse environment and is proud to be an equal opportunity employer.
