SUMMARY: The Funder is responsible for performing a final accuracy and quality loan file check to ensure all company, investor and agency compliance policies and regulations are met prior to funding the loan and delivering for selling of the loan.
Please note this is an in-office role M-Th with the option to work remotely on Fridays; at the discretion of management.
RESPONSIBILITIES:
- Review Encompass files for readiness to order funds
- Balance file and Closing Disclosure (CD) for funds needed
- Make certain of loan compliance for all state and federal regulations, as well as mortgage lending/ investor product and program guidelines and policies
- Review and verify all fees and charges associated with the loan are reflected on the final settlement statement and are within compliance policies/regulations.
- Ensure underwriters have signed off on the file prior to doc and/or prior to fund conditions.
- Audit initial application, disclosures, and HMDA information for accuracy and completeness.
- Input funding information into the Encompass loan system.
- Execute the transfer of lender funds for disbursement
- Communicate with the closing agent, loan officer, and processor on status and completion.
- Verify all closing documentation, mortgage closing documents, third party orders, closing packages, and signatures are correct in the loan files
- Knowledge of funding guidelines and procedures
- Current FHA, VA, and conventional loan experience, both refinance and purchase.
- 2+ years recent experience closing/funding mortgage loans and drawing loan documents.
- Experience in Encompass
