The Role:

This role is responsible for determining and assisting participants with program eligibility. This is accomplished by completing family briefings, performing income calculations, and determining eligibility. Other duties include maintaining the waiting list and maintaining resident files. This role also assists with Annual Re-certifications.

The incumbent in this role must possess a high degree of professionalism and positive engagement for our residents and the workforce.

Key Accountabilities
Resident Relations, Compliance, & Customer Service

Greeting and welcomes incoming visitors and clients.
Answers and routes incoming calls and emails.
Maintains the waiting list by contacting applicants on the waiting list; interviewing the family to determine eligibility in accordant to administrative and regulatory requirements of the Program; verifying status and placement of families on waiting list to determine eligibility or continued interest in the program.
Completes family briefing by conducting individual or group meetings to review current family status on income, allowances, and family compositions; reviewing HUD regulations and policies pertaining to the program; explaining grounds for termination of assistance and locates suitable unit and leases it.
Determines eligibility by computing annual income based on family composition, income, allowances, utility allowances, and contract rent.
Maintains tenants' files by entering information in the computer; ensuring that files are in order and complete; sending required verification.
Performs general administrative support and clerical duties including filing, copying, faxing and mailings.
Front desk duties such as walk-in's, phone calls and general inquiries.

Adherence to Property Management Rules, Regulations and Guidelines
Practices proper safety techniques in accordance with Company, property, and departmental policies, procedures, and standards by immediately reporting any mechanical or electrical equipment malfunctions,

employee/visitor/resident

injuries or accidents, or other safety issues to appropriate individual(s)
Complies with Avanath's safety and risk-management policies by attending and participating in the property's routine safety meetings, completing required training on OSHA and other safety related laws and requirements, and by reporting accidents and incidents promptly and accurately.
Follows established policies and procedures by monitoring and ensuring compliance with regulatory requirements, organizational standards, and operational processes related to area(s) of responsibility and reporting violations or infractions to appropriate individual(s).
Conduct all business in accordance with company policies and procedures, Fair Housing, Americans with Disabilities Act and all other laws pertaining to the apartment industry.
Physical Demands & Working Conditions
The incumbent in this is classified as essential staff and is expected to report to work and adhere to all safety and business protocols.
Frequent sitting and walking
Travel within the region and to other business offices and events via airline, trains and automobiles
Repetitive use of computer, keyboard, mouse, and phone
Reading, comprehending, writing, performing calculations, communicating verbally.
May work in an elevated site, may walk on uneven ground.
Occasional squatting, bending neck/waist, twisting neck/waist, pushing, and pulling.

Qualifications
Familiarity with local housing agencies and rental subsidy programs.
2 years of Affordable Multi-Housing experience, specifically HUD Programs.
A Certified Occupancy Specialist or similar certifications are required.
2 years of leasing experience.
Demonstrates a sense of urgency and the ability to meet deadlines.
Extensive computer knowledge, Windows (Word, Excel, PowerPoint, Access) internet and e-mail.
Working knowledge of Yardi Voyager Property Management software.
Excellent written and verbal communication skills.
Attention to detail and ability to multitask.
Proof of Covid-19 Vaccination is required to be employed by Avanath.
