Join to apply for the Assistant Project Manager role at Trammell Crow Residential Join to apply for the Assistant Project Manager role at Trammell Crow Residential Position Summary Works directly with Project Manager in managing pre-construction development, including scheduling, budgeting, plan development and design in conjunction with the development team. Once the project is in construction, the position is heavily involved in scheduling work, budgeting, bidding, subcontractor/supplier buyout, and project cost control. This role is based in Richmond, VA. Primary Responsibilities Reviews and understands the contract between owner and general contractor in relationship to protecting TCR regarding construction issues. Complies with contract to ensure project meets owners goals Works with Project Manager to set pre-construction dates for scheduling subcontract awards, approvals, etc. Ensures initial plans and specifications are issued to subcontractors and suppliers as well as to on-site associates Ensures materials and equipment are released for fabrication in time for their delivery as required on the project Oversees assigned subcontractors to ensure timely scheduling and meeting completion deadlines Examines construction drawings and specifications for appropriate construction details and completeness of information, suspected constructability, potential code violations, and advises the Project Superintendent of issues Distributes revised Contract Documents to all plan holders and ensures timely response to any changes Obtains and prepares all operation and maintenance manuals, as-built documents as required to close-out the project Helps resolve punch list issues prior to occupancy Qualifies subcontractors on assigned projects including invitation to bid, estimating and budgeting Keeps detailed records of RFIs, change orders, and general project correspondence Supervises safety program at the jobsite and with the superintendent monitors the bi-monthly safety reports Supervises quality program and addresses all issues listed on the quality report/FHA/ADA Verifies that all subcontract agreements or purchase orders are executed and that all insurance requirements have been satisfied and are in compliance with TCR standards prior to subcontractors mobilizing on site Implements procedures for the project that satisfy the contract requirements and all items necessary for efficient and proper execution of the work, in accordance with established TCR Construction Policies and Procedures Handbook Assist in completion of monthly internal progress report which gives cost summary, schedule, and forecast for completion Provides recommendations for project aspects including scheduling, cost control, supervision and labor relations Desired Skills & Experience Bachelors degree in construction management with major coursework in architecture, engineering, construction science, or a related field is preferred Minimum of two to five years of project management experience in multifamily or commercial construction Knowledge of federal, state and local codes for ADA, FHA, Waterproof Seniority level Seniority level Entry level Employment type Employment type Full-time Job function Job function Project Management and Information Technology Referrals increase your chances of interviewing at Trammell Crow Residential by 2x Get notified about new Assistant Project Manager jobs in District of Columbia, United States.
