What We're Looking For: An experienced Preconstruction Manager/Estimator who can wear many hats including analyzing blueprints, specifications, proposals, and other documentation to prepare time, cost, and labor estimates for services that will secure new jobs. We are looking for a Preconstruction Manager/Estimator to conduct work in a manner that maintains an even flow of business while aligning self to the company's mission statement and core values. The scope of responsibilities will include, but are not limited to: Lead the Preconstruction Services and competitive bid estimating. Prepare conceptual, schematic, design development, and GMP estimates as required to support preconstruction activities and clients. Contribute to developing standards, processes, practices, etc. as needed for the Department's continuous improvement. Attend regular meetings with the project Design Team and Owners to acquaint them with unresolved problems and to ensure an adequate degree of coordination between design and estimate. Provide value engineering alternatives for savings. Monitor design scope for changes affecting budget and/or schedule, identify causes and effects, and advise Owner in their decision process. Prepare CPM schedules for preconstruction and construction activities. Prepare clear, accurate scopes of work to ensure excellence in contract preparation and de-scoping of various trades. Conducts job cost analysis on projects to compare estimated costs to actual costs and determine the reason for any discrepancies. Identify cost trends to assist management in cost reduction and process improvement efforts. Assesses job conditions, timing, issues, or other special requirements that might affect the final price. Assist in preparing final bid, direct delivery of bid, and follow-up on bid results. Confer with vendors, suppliers, and specialty contractors to obtain product or service information such as price, availability, and delivery schedule. Review proposals from suppliers and specialty contractors. Negotiate price, terms, and conditions with suppliers and specialty contractors. Review proposals and project scope of work with President and Project Managers before awarding contracts. Prepare preliminary contract document sheet for writing of contracts and purchase orders. Review bid proposals and negotiate contracts within budgetary limitations and scope of work. Maintain purchasing schedules for items or services purchased. Participate in presentations and sales efforts as required. Competencies: Analytical - synthesizes complex and/or diverse information. Attentive - demonstrates attention to detail. Qualifications: Minimum 7 years experience as a Preconstruction Manager/Estimator. College Degree required-Construction or Engineering preferred, but not required. Experience with unit pricing. Experience in negotiated bidding and conceptual budgeting. In-depth knowledge of and relationships with specialty contractors. Experience with SAGE preferred, but open to other estimating software experience. Experience with Construction Management software. Procore preferred, but open to other software. Compensation: Adams-Bickel Associates provides a competitive salary $130-150K that is commensurate with experience, annual bonus potential, phone allowance, PTO, paid holidays, and safe harbor 401K
