Leads in the direction of the day-to-day administration and maintenance of buildings, grounds, and the utilities/ mechanical trades. Recommends system repairs or replacements and participates in the selection of outside contractors. Develops and administers program budget(s). Plant Operations* Responsible for plant preventive maintenance system, including development of procedures. * Assures through oversight, delegation, and communication that repairs and other projects are done in a quality manner, within budget, and on time. * Assists in preparing the budget and monitors expenditures versus budget for non-mechanical trades.* Recommends replacement or major repairs of plant mechanical systems to the Director of Plant Operations.* Recommends to Director outside maintenance contractors for expansion, remodeling, and new equipment installations.* Ensures that roads and grounds are maintained and safe.Staff Supervision* Plans, organizes, and controls the day-to-day activities of the Plant Operations & Maintenance Department to keep staff engaged in maintaining, repairing, and renovating the facility's plant and facilities.* Selects, trains, directs, appraises the job performance and as necessary, disciplines and discharges assigned direct reports.* Participates in the selection and direction, and if necessary, discipline and discharge, of the mechanical and non-mechanical trades personnel.* Supervises outside contractors who work on plant systems, roads, and grounds.* Oversees and coordinates employee work schedules to assure required staff coverage for vacations, holidays, and weather emergencies.Compliance* Assists with the preparation and maintenance of a variety of department records in compliance with Joint Commission, Department of Health Standards, and other regulatory agencies.* Continually monitors and ensures that the physical plant complies with the requirements ofJob RequirementsKnowledge, Skills, and Abilities Required:1. Work requires broad knowledge of complex physical plant equipment and systems; facilities maintenance and management; preventative maintenance and work order request systems; leadership, communication and supervisory skills; building management and safety principles; knowledge of state and federal occupational safety regulatory and accreditation requirements; and budget development and monitoring, acquired through: * Bachelor"s degree in facilities management, engineering or related field plus 3-5 years of related experience, including at least one year in a supervisory role;* an AA degree in engineering or related field plus at least 5 years of related experience, including at least one year in a supervisory role ; or* a high school diploma/GED plus at least 7 years of related experience, including at least one year in a supervisory role.2. Work requires interpersonal skills sufficient to communicate effectively with all levels of staff, contractors, and state, local, and regulatory inspectors; supervise, train and motivate plant operations staff; to oversee the performance of service contractors; and to effectively coordinate work with other company departments.3. Work requires problem-solving skills sufficient to effectively coordinate, schedule, and supervise a wide variety of trades and services and to set priorities.
