Company: SimplyHomeJob Title: Special Projects & Vendor ManagerReports to: Director of Field OperationsDepartment: MaintenanceStatus: Full-time / Salary / ExemptDuties/Responsibilities:Required to submit weekly reporting to track KPI's and approve larger expenditures within budget.Develop and implement strategies for preventative maintenanceAbility to manage priorities and workflow.Demonstrated success in supervising and motivating other team members.Strong organizational, problem-solving, and analytical skillsCollaborate with Property Management team to ensure they are aligned with filing insurance claims and residents charge backs.Developing and sustaining long-standing relationships with company-approved vendorsMeeting with suitable vendors to assess their products, inquire about their services, negotiate pricing, and communicate any product or service-related concernsConducting research on available vendors to determine which vendors offer the best pricing and product qualityEstablishing standards by which to assess the performance of approved vendorsAnalyze and adjust yearly budgets and maintain goals.Review properties and find ways to reduce yearly maintenance costsProven experience and understanding of Single-Family Rental properties (SFR)Time management skills with ability to multi-task and prioritize work.Responsible for employee payroll, and vendor paymentsAbility to navigate property management software.Assist with all other duties as assigned.Required Skills/Abilities:Demonstrated ability to be followed and serve others. The candidate will be responsible for training and developing team members.Detailed oriented, diligent, and streamlined with the process.Ability to maintain professionalism and a strong customer-focused demeanor with demanding clientele.Excellent time management skills, detail-orientation and ability to multi-task and prioritize work.Strong decision-making and problem-solving skills, along with advanced conflict resolution skills.Effective communication and interpersonal skills and proficient in English. Must be able to articulate needs and convey information verbally and in writing effectively with employees, customers, supervisors, and co-workers throughout the organization.Ability to work autonomously and motivated to prioritize schedule.Able to work in an equitable, inclusive, and diverse environment.
