POSITION SUMMARY:

Assist the Development Team in all aspects of the development process of projects, including acquisition, financing, zoning/entitlements, design, permitting, construction, leasing, delivery and disposition. This position is largely responsible for the daily operation and advancement of development projects. Effectively communicate relevant project information to management and minimize company exposure and risk.

ESSENTIAL FUNCTIONS:

1. Development Project Management + Contracting -
  • Assist in obtaining project entitlements and permits, including meetings with City/County staff to negotiate outstanding issues
  • Create presentations for public forums.
  • Assist in tracking the fulfillment of entitlement proffers and conditions.
  • Assist in tracking project schedules and monitoring progress and delays.
  • Assist in RFP and contracting process for architects, engineers, contractors, and other outside consultants. Present recommendations to the Development Manager.
  • Assist in the contracting of various consultants, contractors and vendors.
  • Coordinate and attend design and construction meetings and work closely with those teams throughout the development process.
  • Review contractor, consultant and vendor invoices for accuracy and compare to applicable proposals/contracts.
  • Assist with the day-to-day management of operational and tactical aspects of assigned projects.
  • Assist with overseeing contractors, subcontractors, architects, engineers, tenants, etc. during all phases of the projects.
  • Monitor project activities to ensure that project phase is progressing on schedule and within prescribed financial parameters.
2. Project Communication -
  • Interface with project teams and customers (as appropriate) to manage day-to-day interactions.
  • Demonstrate ability to foster teamwork, collaboration and build relationships.
  • Responsible for maintaining communication and providing timely and accurate project documentation and reporting regarding project scope, design, budget, quality and schedule agreements.
  • Resolve and/or escalate issues in a timely manner and communicate difficult/sensitive information tactfully.
3. Project Initiation & Planning -
  • Assist with formulating and defining the scope and objectives of the project.
  • Assist with gathering and documenting project requirements and ensuring completion of the necessary feasibility studies, designs and entitlement processes including resource plans, schedules and work plans to produce final project plan.
  • Revise plan and schedules as appropriate to meet changing needs and requirements.
4. Financial Analysis -
  • Assist in creating and maintaining budgets and financial models.
  • Work with financial analysts to keep project-specific economic models up to date.
SECONDARY RESPONSIBILITIES:
  • Perform other job-related duties as assigned.
QUALIFICATIONS:

Education - Bachelor's degree in Real Estate or other relevant fields.

Professional Experience -
  • 0-2 years' experience in real estate industry.
  • Working knowledge of development fundamentals including the process, proforma, design, financing, permitting, construction, and project management.
Computer Skills -
  • PC proficiency to include, but not limited to, Microsoft Office applications (Word, Excel, Outlook, etc.).
  • Ability to adapt to new or changing software programs.
Mobility - Occasional travel may be required.
