Description

Investment Manager, also known as a Property Manager, is responsible for effectively managing and coordinating all persons, activities, and available resources in order to accomplish property objectives as set forth by the property supervisor and property owner, and in a manner consistent with Integrity Asset Management's standards and expectations for a property that has over 200 units. Responsibilities include but are not limited to the following: Oversees, manages and motivates property managers and staffs in charge of daily operations. Demonstrates commitment to meet or exceed expected goals, both individually set and corporate driven. Performs work in a professional manner while meeting deadlines. Makes decisions and/or uses resources with full consideration of cost impact on division & budgets; manages own time effectively; demonstrates ongoing attention to new technology & methodology that will eliminate waste and/or add cost benefit to current processes and procedures. Schedules coverage at properties when staff members are out for the day. Reports weekly to upper management on issues pertinent to assets. Performs and/or assist with special projects as needed by upper level management. Hires, trains, develops and supervises on-site staff. Provides staff with adequate tools to do their jobs, including coordinating and conducting initial and ongoing training. Ensures that the property is properly staffed at all times. Is accountable for overall profitability of the property by closely monitoring property's financial performance (including income, NOI, expenses and collections) and ensuring that legal/regulatory provisions, lender requirements, budgetary goals, and ownership objectives are met. Develops business plan, annual budgets, long-range capital improvement plans, and staffing plans for the property to be presented to upper management for approval. Analyzes financial statements and makes necessary operating adjustments/recommendations to improve the revenue stream and cost efficiencies. Anticipates and corrects financial performance problems. Works closely with the Accounting Department to analyze and resolve financial questions; prepares written corrective action plans when appropriate. Ensures that all rents are collected when due and posted in a timely manner. Ensures that all bank deposits are made immediately and deposits are reported to corporate on a daily basis. Ensures that move-outs are conducted timely and collection efforts are made to ensure residents clear ledger prior to move-out. Ensures that capital items are completed as needed within budgeted parameters in a timely manner. Reviews monthly financial statements and ensure that all necessary measures are in place to achieve or improve upon the stated goals. Reviews Delinquency, Occupancy and Property Inspection Reports in order to make necessary decisions for the property. Discusses traffic reports and ensuing advertising recommendations with upper management. Analyzes current advertising against the market conditions along with the Traffic Reports. Reviews market surveys and adjust rent schedules as necessary. Performs evictions, utility cut-off and landlord liens as required on delinquent rents. Provides constant vendor/contractor communications concerning work scheduling, billings, vendor relations and certificates of insurance. Approves and submits all invoices to corporate for payment. Responsible for the maintaining, safeguarding and reconciliation of petty cash assigned. Physically walks and inspects property on a regular basis and ensures the condition of vacant apartments. Responsible for ensuring that ready product is available at all times for viewing by prospective residents by directing maintenance made-ready staff to prepare units. Responds to resident inquiries, compliments and criticisms in a timely and constructive manner. Responds to corporate, owner, and lender requests in a professional and timely manner.

Requirements

Must have valid driver's license and personal vehicle automobile insurance to drive on any company property. Position requires excellent leasing and closing skills. Must have knowledge of basic computer skills. Must be organized with attention to detail and accuracy. Must possess good communication skills both oral and written and be proficient at problem solving. Must be able to work well under pressure and use discretion while maintaining customer confidentiality. Bilingual in Spanish is preferable. The physical requirements of this position inlcude standing and walking or sitting alternatively depending on specific needs of the day. Estimate 50% of time is spent on feet and 40% sitting at desk. Frequent need to perform activities related to inspecting and presenting the property. Lifting and carrying of weights under 50 lbs.
