Overview

Select Building Group Commercial LLC is seeking a Project Manager to join our Havana office in Denver CO. We are looking for an individual who has experience in Commercial Construction, Aviation and Healthcare a plus.

We have 3 offices along the front range/metro area, and we pride ourselves in excellence. We are an experienced commercial construction company that has over 30 years’ experience in the industry. We were founded in 2018 and have had the pleasure to work on substantial projects such as the Southlands Mall and Gaylord Hotel. Additionally we have substantial market share in the healthcare and aviation networks within Colorado. We hold many exciting contracts for 2023, 2024 and beyond. We are looking for a dedicated professional who is eager to grow their career and can picture themselves with a firm long term. Based on our scope and market applicability, we are seeking a someone with experience and expertise running end to end construction projects in Healthcare and Food Services.

More Specific Duties and Responsibilities include:

The Senior Project Manager (SPM) is the Company's representative, assigned the responsibility and authority for daily coordination and direction of the project so that it is safe, within budget, on schedule, to the Company's safety and quality standards, and to the customer's satisfaction. To accomplish this, he or she must conceptualize a plan of how to construct the project and must ensure that the daily and weekly activities are consistent with this plan. The following is a list of the primary tasks of the Project Manager, some of which may be delegated to jobsite personnel, but which require his or her close supervision:

1. Safety - Safety planning is to be included in all pre-job planning and considered foremost in the daily operations. All project, governmental and Company safety regulations and requirements shall be enforced by the PS. Establish Hensel Phelps safety culture on the project.

2. Quality – The Project Manager is responsible for all quality control on the project, both Company and subcontractors. Any repetitive quality problems with a subcontractor or vendor should be called to upper management's attention. The Company has a policy and past record of providing high quality work and this high-quality standard is to be maintained on each project.

3. Job Planning - Development and implementation of the pre-job plan. Make course corrections to the plan as required. Create material handling and site utilization plans.

4. Scheduling - Participate in the project scheduling to the extent necessary to ensure that it is "his/her schedule" and that it complies with the job planning.

5. Estimating – Show and prove historical knowledge on successfully and accurate estimation.

6. Mobilization - Complete specific tasks as assigned in pre-job planning sessions.

7. Negotiate contracts with external vendors to reach profitable agreements.

8. Develop Area Superintendents, Engineers, Foremen, and craft persons.

9. Personnel evaluation, development, and retention. The Project Manager will be consulted on the assignment of salaried staff. He or she is responsible for defining what is expected of (goal setting), providing feedback to, and evaluating salaried personnel under his or her direction. He or she is to recommend promotion, transfers, or termination according to the projects needs and personnel evaluations.

10. Recruiting salaried personnel as time permits.

11. Coordinate and schedule alongside project superintendent and foremen.

12. Acquire equipment and material and monitor stocks to timely handle inadequacies.

13. Maintain accurate time keeping and cost records. The next job you build may be bid based on your cost record.

14. Study labor recaps and cost controls carefully to determine areas needing special attention and initiate changes and procedures to bring costs back into budget.

15. Expedite vendors and subcontractors on a daily and weekly basis. Use the Project Manager for assistance with major or unusual delivery performance problems.

16. Material Receiving - Be sure that material received is properly inspected for quantity and quality, and that the receiving tickets are properly signed and coded and given to the Jobsite Administrator.

17. Equipment - Equipment needs should be reviewed with the Superintendent and General Project Manager and the Corporate Support Department Manager. Emphasis should be given to utilization of Company owned equipment. The Support Department will initiate the purchase of any capital equipment (more than $5,000), if required. If the equipment is not available from Company sources, the Project Manager may rent as required. A special effort should be made to minimize outside equipment rentals.

18. Owner Relations – Participate in the

Owner/Architect/Contractor

meetings. Ensure Owner and Owner’s Representatives are aware of changes to schedule, potential conflicts, etc.

19. Be sensitive to special requirements of the customer or neighbors to ensure satisfactory relations.

20. Maintain Project Logs and Scheduling.

21. Working knowledge of how the VDC Scope of Work, VDC Execution Plan, and VDC deliverables align to the project planning strategies related to field operations (i.e., schedule, model coordination for submittals, constructability review, installation validation, BIM to Field Layout, Field Layout to BIM). Ability to review and navigate within the current 3D model viewing and scheduling software and collaborate with the VDC team.

22. Plan all Construction operations and schedule intermediate phases to ensure deadlines are met with internal and external partners.

23. Evaluate progress and prepare detailed reports.

REQUIREMENTS:

1. Proven experience as construction project manager

2. In-depth understanding of construction procedures and material and project management principles

3. Familiarity with quality and health and safety standards

4. Good knowledge of MS Office

5. Familiarity with construction/ project management software

6. Outstanding communication and negotiation skills

7. Excellent organizational and time-management skills

8. A team player with leadership abilities

9. BSc/BA in engineering, building science or relevant field.

10. PMP or equivalent certification will be an advantage.

SALARY:

$75,000 to $100,000, depending on experience.
