Job Description

Performs technical and administrative work planning and coordinating daily preventive and maintenance activities for water distribution and wastewater collection systems. Responsibilities include developing work orders, creating preventative maintenance tasks, preparing requisitions, collecting information, performing data entry, and preparing and analyzing reports. This position reviews completed work orders from an overall standpoint for proficiency, conformance to requirements, policies, and procedures. Serves as the facility Computerized Maintenance Management System (CMMS) module expert user and instructional subject matter expert. Does related worked as required. Work is performed under general supervision.

The hiring range for this position is $25.26/hour to $34.11/hour based on experience.
Full salary range for this position is $25.26/hour to $42.95/hour to provide opportunity for growth and development.
Examples of Duties

  • Reviews corrective maintenance work requests classifying them according to priority;
  • Creates work orders and assigns to craft supervisors for personnel scheduling;
  • Develops Preventive Maintenance (PM) task lists using original equipment manufacturers' operations and maintenance (O&M) manuals and equipment history records;
  • Creates maintenance plans using CMMS software and creates appropriate maintenance intervals for associated equipment;
  • Evaluates equipment performance criteria (for condition monitoring and failure analysis) to assess equipment condition and to ensure that preventative maintenance is being performed at the correct intervals;
  • Monitors and analyzes PM tasks, such as scheduled oil and fuel samples, and maintenance plans, to evaluate effectiveness and modify frequency of PMs as necessary;
  • Reviews planned versus actual work;
  • Gathers and enters equipment data from new projects into the CMMS system;
  • Reviews equipment data supplied by contractors, designates functional locations in CMMS software, and makes additions to equipment database;
  • Verifies that the supplied equipment database matches the installed equipment;
  • Receives maintenance notifications, classifying them according to priority and creating work orders as required;
  • Prepares maintenance repair schedules;
  • Monitors work backlogs, schedules compliance, and reviews with management;
  • Creates standard operating procedures for various preventive and corrective maintenance tasks;
  • Reviews completed work orders and notifications in the CMMS system and submits to the requestor;
  • Organizes report data by setting up variants in the CMMS software;
  • Generates reports and works closely with Engineers, Supervisors, and Managers to assess maintenance program;
  • Works on assigned special projects and conducts requested research from database files;
  • Performs other duties as assigned or required.
Knowledge, Skills and Abilities
  • Knowledge of principles and methods of effective maintenance planning;
  • Knowledge and understanding of the overall water distribution and wastewater collection processes;
  • Considerable knowledge of the materials, methods, tools, and equipment used in the operation and maintenance of machinery and equipment;
  • Knowledge and techniques for effective use of a computerized maintenance management system (CMMS);
  • Knowledge of mechanical and industrial electrical practices;
  • Proficient in the use of Microsoft Office software;
  • Ability to plan, organize, evaluate, and schedule preventive/repair maintenance needs;
  • Ability to effectively use computer systems, software applications, and other modern business equipment and tools to perform a variety of work tasks;
  • Ability to read and interpret plans;
  • Ability to establish and maintain effective working relationships with co-workers, contractors, and general public.

Education and Experience

A combination of education and experience equivalent to graduation from high school or GED, and a minimum of 5 years of progressively responsible experience in industrial maintenance. Experience in water/wastewater maintenance and operations is preferred. Certification can be used in lieu of years of experience.

Certificate of completion or college-level coursework in mechanical, electrical, pneumatic, hydraulic, and/or electromechanical discipline is highly desirable.
