Responsible for servicing all in-house mortgage loans.

Pay range for this position is $23.61 - $31.72/HR with a progressive benefit package.

Essential Duties and Responsibilities:

ESSENTIAL DUTIES AND RESPONSIBILITIES:

Performs essential duties and responsibilities in the following areas which may include, but are not limited to those listed and are subject to change.

  1. Adheres to the Credit Union's core values and Service Standards in carrying out GreenState's mission and vision.
  2. Demonstrates a positive member service (internal and external) focus at all times.
  3. Demonstrates teamwork in all interactions with coworkers and in the completion of all duties and responsibilities.
  4. Ensures confidentiality of member information.
  5. Supports a diverse and inclusive work environment.
  6. Plays a vital role in enriching the community by participating in community service organizations and/or Credit Union sponsored events on an annual basis.
  7. Adheres to all state, federal and credit union regulations, policies and guidelines.
  8. Develops relationships in the real estate community.
  9. Answers the Mortgage Servicing direct phone line and email as well as the Construction phone/email.
  10. Assists in year-end completion and mailing of 1098/1099 statements.
  11. Completes PMI reports ensuring monthly premiums are paid
  12. Delivers insurance letters to change the mortgagee clause for secondary market files.
  13. Delivers the Corelogic flood determination transfer letter to certain investors
  14. Coordinates tracking and payment of escrowed insurance coverage on all in-house mortgages to assure coverage in force at all times with appropriate coverage. Follows-up on any lapsed or incomplete coverage obtaining current copy of coverage in place.
  15. Coordinates tracking and payment of escrowed property taxes twice a year.
  16. Assists with the selection, installation (conversions) and maintenance of software products/vendors.
  17. Coordinates in-house renewal forms on balloon and ARM mortgages, including calculating new rates; payments on adjustable rate and balloon mortgages; preparing correspondence letters to members advising them of any changes, and arranging appointments to sign necessary documents
  18. Coordinates payment of all draws and reimbursements for construction loans.
  19. Keeps a ledger of construction loans as well as tracking lien waivers and periodic progress photos.
  20. Works directly with members and loan officer for the coordination of all loan advances and reimbursements on construction loans
  21. Manages construction loan portal on GreenState Mortgage Website
  22. Manages monthly mailings to vendors to collect any missing lien waivers and documents accordingly to avoid liens to obtain final title policy
  23. Orders Verafin/OFAC on vendors for requests over $10,000.00
  24. Communicates directly with members and the loan officer to obtain and manage construction loan extension requests.
  25. Create and send construction loan extension documentation to members to avoid loan maturing and extend the loans as documentation is received back
  26. Runs the periodic statement file and sending to the statement vendor for production.
  27. Coordinates setup and GL posting of all new in-house mortgage loans.
  28. Acts as primary member contact for the Customer Self Service website.
  29. Participates in developing procedures for mortgage servicing operations, which include the ongoing support, payoff, tax, insurance, and servicing functions.
  30. Stays abreast of changes in servicing software, regulations, policies, and industry practices to ensure continued compliance.
  31. Runs daily and monthly reports as needed.
  32. Acts as a contact with GreenState servicing platform, for both members and staff.
  33. Oversees all escrow accounts including all correspondence with members regarding their escrows and runs a yearly escrow analysis.
  34. Posts mortgage payments daily.
  35. Researches and corrects payments on loan accounts due to errors in payment application or improper interest rates; backs off payment and makes necessary adjustments; transfers loans to proper account number or note number if error is discovered. Includes any other necessary file maintenance as a result.
  36. Processes first mortgage payoff request and Verification of Mortgages.
  37. Processes and records in house modifications.
  38. Prepares releases for in house first mortgages and coordinates follow up on Mortgage Satisfactions to ensure releases are done in a timely manner.
  39. Assists with Participation Loan Sales including file retrieval for review as well as document export, balance updates, and monthly principal and interest reports.
  40. Ensures neatness and organization of loan file/document storage.
  41. Tracks mortgage loan file/document retention. Coordinates shredding and disposal of mortgage loan files/documentation when the file/documentation are no longer required to be retained.
  42. Completes interim interest report monthly.
  43. Processes member and internal requests for adjustments to borrowers credit reports regarding their first mortgage.


Job Requirements/Expectations:

JOB REQUIREMENTS:

  1. Reports to work punctually, works all scheduled hours, and works overtime as necessitated by business demand.
  2. Interpersonal skills to represent the Credit Union in a positive way during member contact.
  3. Interpersonal skills necessary to gather data from several sources and to represent positively the Credit Union during such contacts.
  4. Ability to provide quality service to members by phone or in person.
  5. Ability to develop and maintain effective working relationships with co-workers.
  6. Ability to prioritize assignments and organize work efficiently, to handle large volumes of details.
  7. Ability to operate related computer applications, an on-line terminal and other standard office equipment such as a calculator and typewriter.
  8. Accuracy and attention to detail required.
  9. Lending policies and Real Estate knowledge preferred.
  10. Escrow experience desired.
  11. High school diploma or equivalent (i.e. GED.) with six months to one year previous related work experience or post secondary degree in Business, Mathematical Science, or other related field.
  12. Must be bondable.


Reporting Relationship:
Reports to the Mortgage Servicing and Post Closing Officer.

Supervisory Responsibilities:
This position is not responsible for the supervision of other employees.
