The Mortgage Loan Senior Processor must fully understand First Savings Bank and its investor polices for approving loans including regulatory rules and requirements LTV, DTI ratios, creditworthiness and using the information and supporting documents supplied in the LOS. They coordinate, monitor, document and retrieve any missing information for residential mortgage loans from the application through the underwriting, closing, funding, and shipping stages of the loan.

Specific Job Functions
  • Review underlying underwriting criteria involved with mortgage loans to ensure that the correct documentation and verifications for the financial institution's residential in-house and secondary market closing and funding compliance are in place.
  • Ensure correctly prepared Preliminary Disclosures, Appraisals, Flood Determinations, Title Commitments and Insurance and any documents/verifications required by Underwriting are uploaded and correctly categorized in the LOS. These documents are to be reviewed for accuracy and compliance with the application information and underwriting guidelines.
  • Utilize the Document Checklist created in Automated Underwriting, Conditions Lists submitted by the Investor, or other checklists to ensure proper documentation on all loans.
  • Contact Applicants for any outstanding documentation and qualifying information and update the LOS application and/or the Approving Investor's application. If there is a material difference between the application and the actual qualifying information, re-run loan through Automated Underwriting. Report discrepancies to the applicable MLO, management or direct manager as the situation warrants.
  • Perform pre-closing file reviews for accuracy In-file information must match the LOS application and the corresponding Automated Underwriting results. Correct discrepancies or report to MLO, management or direct managers as the situation warrants
  • Coordinates closing times and locations with customers, MLO's, real estate agents and closing agents.
  • Generate, review, and send loan closing documents.
  • Review LE's and establish baselines for fees, applying cures when necessary based on legal compliance requirements.
  • Generate, review, and send wire instructions to ACH department for funding.
  • Manage and keep current all applicable pipeline, closing, post-closing and funding reports as needed.
  • Responsible for being compliant with all regulations and compliance requirements pertaining to job function.
  • Carries out other duties that may be assigned or requested.
