The Chief Engineer is based out of New Orleans and will oversee full maintenance responsibilities for a group of medical office buildings. Responsibilities include, but are not limited to, all general repairs and preventative maintenance of building systems, knowledge of various HVAC systems, utility savings efforts, lighting, and fire/life safety systems, to ensure optimal client/tenant satisfaction. The position is responsible for managing and maintaining policies and procedures, standards, and reporting related to all maintenance functions, including budgeting, contracts, and recommendations for capital expenditures.
Responsibilities:
Coordinate with the Supervisor to design, implement, and manage a computerized scheduled maintenance program.
Manage the schedule of routine repairs, special projects, and scheduled maintenance on building equipment with maintenance staff by utilizing work order-related software programs.
Audit tenant calls and BEI tickets, assign work orders and monitor response times.
Respond to tenant calls and perform necessary repairs or adjustments as appropriate.
Perform routine inspections of buildings and common areas.
Oversee the completion of all work order documentation in accordance with departmental protocol.
Maintain engineering logs and complete required reports, including reviewing and updating MSDS logbooks.
Establish and maintain an inventory of tools and equipment.
Ensure that all mechanical rooms, storage areas, and shop areas are in a clean and safe condition.
Monitor and manage service contracts of vendors and outside contractors.
Direct and train maintenance personnel in the safe and effective operation of equipment and building systems.
Supervise, monitor, and evaluate the performance and effectiveness of maintenance personnel and regularly inform the Supervisor of status.
Assist with the development of annual budgets and monitor adherence to budgeted financial targets.
Respond to emergency situations in accordance with departmental protocol.
Assist with the implementation of ongoing company initiatives (e.g., Energy Star, LEED, etc.).
Requisition supplies, materials, and vendor work with approval from the Supervisor.
Adhere to all safety standards, policies & procedures, and codes of conduct.
Other duties and special projects as assigned.
Requirements:
Ability to understand and interpret design documents, manufacturers specifications, and written operational procedures; CAD experience preferred.
Strong communication and interpersonal skills to ensure teamwork and positive client/tenant relations.
Ability to organize and prioritize tasks to ensure accuracy and timely completion.
Strong aptitude for mathematics.
Familiarity with energy and utility systems.
Capable of extensive walking, climbing stairs and ladders, and lifting/carrying a minimum of 50 pounds by applying proper body mechanics.
Proficiency in Microsoft Word, Excel, Building Automation Software, and related work order programs.
Enrolled in an industry-related professional organization.
Strong working knowledge and troubleshooting skills with HVAC, plumbing, electrical, life safety, and building automation systems.
Ability to manage, train, and mentor direct reports.
Must have a valid drivers license and reliable transportation.
Manage on-call rotation.
24-hour availability for emergencies, as needed.
