Description
We are seeking a Purchasing Agent to join our Creative Homes team. In this position you will play a key role on the Purchasing team by negotiating pricing with trade partners, managing vendor/product improvements and changes, working with trade partners and rectifying product issues in the field. This position reports to the Director of Purchasing.
Requirements
Duties and Responsibilities
•Organize estimates, takeoffs, plans, and other relevant documentation to perform cost analysis.
•Contract maintenance for new and current trade partners utilizing excel and BRIX.
•Cultivate new potential trade partners and maintain existing trade relationships.
•Conduct effective negotiations to achieve desired results.
•Research and resolve trade partner disputes, including product or pricing issues, invoice and contract discrepancies and coordinate pricing adjustments when necessary.
•Work collaboratively with other departments, including land development, construction, marketing, finance, and design, to ensure all goals and deadlines are met.
•Assist with base cost and option pricing analysis.
•Assist in reviewing house budgets to verify accurate base house and margin costs.
•Assist with the releasing of new purchase orders for accuracy and correct before issuing.
Required Skills and Abilities
•General knowledge of residential construction both single family detached and attached.
•Need to have the skills required to analyze direct cost to maintain or improve budgets.
•Must be able to multitask and meet deadlines, high level of organization required.
•Need to possess strong communication and problem-solving skills with the ability to negotiate contracts.
•Interact with all levels of internal and external customers in a professional and supportive manner.
•Ability to read and interpret blueprints and other construction documents.
•Ability to work in a continuous fast-paced environment.
•Exceptional computer skills MS Excel, Word, and Outlook. Hyphen/Brix and Build/Supply Pro experience a plus.
Education and Experience
•Associate or bachelor's Degree preferred in Business, Accounting, or related field required.
•2+ years of progressive experience with material and or trade partner procurement.
•2+ years of home building experience preferred.
