Role The Director will be responsible for the operation and optimal performance of a large, and growing, commercial real estate portfolio spanning multiple states, property, and investment types. The Director coordinates and drives the successful execution of the business plan for each asset and is responsible for all aspects of the property’s life cycle post-acquisition or development, with the goal of maximizing asset value and cash flow, and oversees the day-to-day operations of properties including maintenance, repairs, tenant relations, accounting, collections, marketing, and oversight of external leasing and property management professionals. Frequently engages with the Head of Real Estate to develop long-term strategic plans and related governance, and will work collaboratively in asset acquisition and disposition activities with the various internal teams.

Responsibilities Daily responsibilities include, but are not limited to: Responsible for management of preserving the value of assets through planning, budgeting, marketing, leasing, financial analysis, maintenance, surveillance, reporting, and other asset management and property management activities. Operates broadly across the real estate asset value spectrum to support delivery of new and improved assets to the portfolio. Oversees the efficient receipt and transition of assets. Directly assesses and is responsible for the financial performance of acquired assets using a broad spectrum of criteria (i.e., evaluation of market data, adherence to budget, etc.). Partners with owners, tenants, vendors, brokers, attorneys, and contractors to ensure effective management of properties. Responsible for ensuring properties are following codes, regulations, and governmental agency directives. Directs the disposition process when assets need to be moved out of the portfolio. Coordinates with stakeholders to ensure completion of related financial and legal activities. Partners with the Group Director, Real Estate to prepare annual operating and capital budgets. Manages operating expenses and capital expenditures to ensure adherence to budget. Responsible for the oversight, evaluation and coordination of ongoing business activity directly related to asset management and proactively recommends improvements to properties, policies, and practices. Participates and plays an active role in the Facilities Management responsibilities associated with internal and external properties (i.e., space planning, FFE, procurement and management, storage).

Qualifications Bachelor’s degree in real estate, construction management, business, or related field 10+ years of commercial asset management experience (preferably in retail, office, hotel, industrial, and mixed-use facilities) Experience managing a multi-million-dollar portfolio of commercial real estate properties. Experience building relationships and influencing leaders regarding facility, real estate, and property management. Ability to develop and manage project scope, schedules, and budgets. Ability to enforce contract obligations to ensure compliance. Knowledge of commercial buildings, maintenance, and capital improvements Knowledge of real estate / property codes, regulations, and governmental agency directives Proficiency in MS Office Word, Excel, Outlook, Power Point, SharePoint, & Visio (as applicable) Comfortable working in an environment that values teamwork, collaboration, accountability, & clear communication Highly organized, can self-direct, and is focused on developing themselves as well as others.
