Location: Onsite: Kasa Capitol Hill, Nashville TN Time Commitment: This is a Part-Time position, working approximately 24-30 hours per week Anticipated Schedule: Schedule has not been confirmed, but weekends, evenings, and holidays might be required The Role We are looking to add a highly motivated individual to join our Portfolio Operations team in Nashville As a Building Maintenance Engineer, you will have ownership over the facilities operations for Kasa Capitol Hill in Nashville. This will include physical challenges, creativity, and also being the face of Kasa on the ground for guests and stakeholders. In this role, you will report to the Building General Manager and work closely with the Property Operations Team, Support Team, and Guest Experience Team to deliver excellent guest stays through functional and comfortable units. It takes a special person to oversee this property and we hope you're excited by the challenge A typical schedule for this role is based on business needs in your market, sometimes including nights and weekends and holidays, as we are in the hospitality industry. While you are not 'on-call 24/7' for this job, during emergencies, you will get a call and if you're available, we compensate above state requirements to a minimum of 2 hours Overtime, on defined days off or after working hours. Day in the Life of a Building Maintenance Engineer Like many operations roles, there is no 'typical day'. Your role will involve a wide range of activities tending to the facilities of the building. These activities will be a mixture of recurring property management tasks and activities requiring more urgent attention. A normal day will consist of day-to-day maintenance of the building, including guest rooms, public areas, and grounds. This includes performing preventive maintenance tasks, as well as responding to and repairing maintenance requests from guests and staff. Essential duties and responsibilities are as follows: Perform preventive maintenance and repairs, covering a range of tasks such as cleaning equipment, changing filters, lubricating moving parts, minor carpentry, special projects, and other related areas Respond promptly to maintenance work orders, requests, and repairs including electrical, plumbing, HVAC, and other general maintenance issues Maintain appropriate records for third-party vendors, preventive maintenance schedules, and repairs Work independently and as part of a team to ensure that all maintenance tasks are completed efficiently and effectively; maintain proactive communication within the team Coordinate and oversee the scheduling of third-party vendors and other relevant external parties Order parts and keep track of supplies to ensure availability. Maintain a clean and safe work environment; follow safety rules and procedures. Partner with the Trust and Safety team and security vendors to establish on-site security protocols; supervise the departure of guests in challenging situations Act as the primary point of contact during emergencies, handling issues such as guest unit lockouts and addressing relevant property operational issues. In One Year, You Will Succeed At Kasa By Having: Become an invaluable resource to our team regarding property facilities operation and upkeep Earned the trust of cross-department leaders and managers to be a valued and reliable partner for Kasa's experimental property efforts Established at least one new tool or process that increased Kasa quality standards Experience Minimum 4 years of experience providing facilities support in the commercial, multi-family, or hospitality industry Strong working knowledge of all building systems including but not limited to MEP, commissioning, life and fire safety, elevator modernization, HVAC, and other centralized systems You are data-driven, with metrics on your mind, and have the ability to interpret and analyze financial and non-financial data You have a high level of independence and can make thoughtful decisions, even in fast-paced and ambiguous operating environments You are obsessive about clear documentation of learnings, and always approach a problem with the mindset of how you could scale the solution to 100x the size You communicate with clarity and empathy and can deliver impactful presentations to both senior business leaders as well as daily operations staff You have excellent time management skills and enjoy juggling multiple time-sensitive projects at the same time You're comfortable lifting items up to 50 pounds You can handle stressful situations with a calm and positive demeanor This role requires regular access to a reliable vehicle to use for work, a valid driver's license, and a clean driving record with proof of insurance. You've worked for small and large enterprise companies You have familiarity with the Short Term Rental (STR) industry The Pay The starting base pay range for this role is between $28 and $32 an hour and is set based on multiple considerations including business needs, market demands, talent availability, experience, and unique skills and attributes. The base pay range is subject to change and may be modified in the future. This role may also be eligible for equity, bonus, perks, benefits, and Kasa Travel Credits.
