Description

Continental Properties is looking for a Revenue Advisor to join our Revenue Management team. The Revenue Advisor will play a crucial part in maximizing revenue in our multifamily portfolio. Areas of focus include a data driven analytical approach to understanding property and portfolio performance as it compares the budget and the market. You will provide analysis and support to pricing and revenue strategies to 10-20 Communities in an assigned geographic area(s). You will report directly to our Revenue Manager, while also partnering with our Operations leadership to approach and implement strategy to achieve budget and proforma goals.

This candidate will ideally be located in; the Denver Area, Minneapolis/St. Paul Area, Chicago Suburbs, and/or Florida within 1 hour of our communities.This position can work remote with a periodic visit to our home office in Menomonee Falls, WI and well as the communities that you support.

Essential Responsibilities:

  • Oversee and manage rental rates for new and renewal leases across all communities, including corrective actions as needed
  • Support daily pricing decisions through analytical review of trends and forecasts and understand and drive strategy at communities to balance rate, pace and concession
  • Become a revenue system expert (in AIRM or other software utilized). Maintain system integrity, configure settings, and optimize the system's capabilities to meet our asset strategy. Serve as company liaison and communicate regularly with revenue management software vendor (AIRM or other) to identify issues, modifications, opportunities, and enhancements
  • Conduct in-depth market research to understand rental trends, competitor pricing strategies, and local economic factors affecting our communities.
  • Partner with the Data team to maximize the use of data in a data driven organization.
  • Provide training and ongoing support to on-site community teams regarding pricing strategies, revenue management tools, and best practices.

Skills for Success:

  • Bachelors degree in general business or similar field.
  • Two or more years of experience in Multifamily Operations in a regional capacity required.
  • Three or more years of applicable experience in Revenue Management, Asset Management, Analytics Support, or Multisite Property Management experience desired.
