We Guide, You Grow LLC is recruiting a Director of Project Management. The ideal candidate will lead the Project Management, Field Leadership, and Warehouse Management teams to deliver best-in-class solutions to exceed customer expectations and deliver profitable project execution.
Responsibilities
• Lead Project Management team (currently 2 Project Managers) to achieve or exceed annual revenue and profit margin goals.
o Assign Project Managers to target projects to participate in the bid finalization and follow up.
o Oversee construction budget and margin goal generation.
o Oversee execution of project buyouts and subcontracts to deliver targeted cost savings goals.
o Identify project risks early and work with the project team to mitigate the risks and remove obstacles that may block productivity.
o Schedule and facilitate Project Implementation Reviews (PIRs) prior to construction start.
o Schedule and facilitate Project Reviews at the 25%, 50%, and 75% completion stages.
o Direct Project Managers in maintaining accurate financial records and providing sound cost projections.
o Review Project change order logs and drive timely processing and billing of change work.
• Lead Project Management team to achieve overbilling and average net Days Sales Outstanding (DSO) goals.
o Review Schedule of Values to ensure appropriate cost loading.
o Manage progressive escalation to resolve any aged accounts receivable issues.
o Review project cash position with Project Managers during Work in Progress review.
o Review and assist individual Project Manager’s to attain cash flow performance.
• Achieve 100% compliance with operations planning procedures.
o Review compliance metric to preconstruction planning process with Project Managers.
o Ensure efficient utilization of planning resources including CAD, BIM, and Prefabrication.
• Create a culture of performance and accountability with project management, warehouse, and field leadership teams to drive full ownership of project execution, labor productivity, and job cost management.
o Develop and implement project execution best practices for job site mobilization, manpower loading, short interval planning, material control, equipment and tool control, demobilization, and closeout.
o Measure and track project execution best practices.
o Assess Project Manager’s capabilities, skills, and gaps. Collaborate with Project Managers to formulate individual Project Manager development plans that incorporate training, mentoring, and on the job experience to close those gaps.
o Conduct (weekly, biweekly, monthly) one on one meetings with Project Managers to coach, monitor work performance, and remove obstacles to success.
o Conduct monthly Project Management team meetings to review team wide performance, review project metrics (including labor variance), disseminate relevant company information, and provide team training.
• Steward transition from public bid to negotiated work by developing and maintaining long term customer relationships.
o Establish relationships with customer counterparts (operations manager, preconstruction manager, etc.).
o Assist Business Development with potential market, customer identification, and customer development.
o Actively participate in trade/industry organizations.
o Facilitate service team introduction at project closeout.
• Champion company safety program and initiatives.
o Ensure safety preplanning was accomplished.
o Ensure all Method of Procedures are being developed for all “Hot Work” or other work items as required to meet customers project performance requirements.
o Ensure companywide safety programs and updates were disseminated to Project Management team.
o Ensure Project Management compliance with safety requirements (including on site orientation, PPE, and training).
• Oversee warehouse.
o Review day to day material purchase.
o Work to reduce the number of orders per week per job.
o Meet monthly with Warehouse Manager to assess material orders metrics.
o Assist Warehouse Manager in monitoring vehicle expense budgets.
o Assist warehouse manager in management of fleet.
o Assist warehouse manager in decisions regarding fleet purchases.
• The Director of Project Management will have weekly, monthly, quarterly, and yearly goals/targets to achieve. Some examples include:
o Revenue and gross profit percentage targets. Goal margin and profits will be broken into monthly targets and the actual earned revenue and profit. (To be presented during the monthly financial meeting.)
o Attain 100% Project Manager participation in target project bid finalization and follow up which is tracked and measured in a monthly pipeline report.
o Ensure 100% of construction budgets and goal margins are completed within 30 days of contract award. (Measured at Project Implementation Review.)
o With Project Managers and Field Management input forecast project margin with accuracy of +/- 2% at the 50% completion stage on projects.
o Change orders executed within 90 days of proposal generation. (Change order logs are to be reviewed during the monthly WIP meetings, while aged pending change orders will be reviewed monthly.)
o Stay below the average overbilling budget and average net DSO of 45 days. (Project cash flow status to be reviewed during the WIP process.)
o Over/underbilling should be highlighted in the “Negative Cash Flow Report.”
o Track the completion of key milestones through KPI metrics.
o Ensure Project Managers are following execution processes.
o Ensure Project Managers are trained on processes within six months of employment.
o Lead teams in development and tracking of new or updated project execution metrics.
o Lead teams in development and tracking of project Short Interval Planning process.
o Hold a 25% “check in” meeting with customer counterparts.
o Trade/industry organization monthly/quarterly attendance.
o Lead teams and assist Safety Director in maintaining a 0 Recordable safety issues, 0 Lost Time.
Qualifications
• At least 10 years of project management experience
• Bachelor’s Degree preferred
Salary:
$125,000 to $140,000 based on experience
