Wasatch Commercial Management, a leading property management company, is seeking a dedicated and experienced Facility Maintenance Manager to oversee the maintenance operations for our properties in Mesa, AZ. As a Facility Maintenance Manager, you will play a crucial role in ensuring our commercial properties' smooth functioning and upkeep, ensuring a safe and comfortable environment for our tenants and visitors.

Benefits and Pay Range:
The pay range for this position is $45,000 - 60,000.- Health, dental, and 401(k) program/match- Paid time off for vacation, sick days, and holidays

ESSENTIAL FUNCTIONS:
The following list of functions is descriptive of the work to be performed, but it should not be construed as an exhaustive list of responsibilities, functions, or tasks that the job may require.- Maintains and repairs the building’s electrical systems, including replacing worn or defective parts such as switches and fuses.- Maintains and repairs plumbing systems.- Maintains and repairs interior and exterior finishes of buildings.- Paints interior and exterior walls and trims, generally touch-ups and repairs.- Assists with operating, maintaining, inspecting, and repairing the fire alarm and foam suppression systems.- Assists with maintaining, inspecting and minor repairs to HVAC systems.- Assists with maintaining and assisting with hangar door maintenance.- Performs small projects as needed.- Performs tasks using machinery that include but not limited to lifts, floor cleaning machines, and street sweeping machine.- Keep facilities clean in appearance, removing trash as necessary, cleaning lobbies and restrooms.- Vendor management to include scheduling, supervising and update Property Manager.- When called upon, performs groundskeeper responsibilities.- Participates in preventive maintenance programs and ongoing maintenance and repair of all mechanical systems of the property in order to preserve and maintain the asset.- Must be able to perform administrative support duties for maintenance-related activities; completes and submits Maintenance Checklist.- Follows all applicable safety rules and regulations.- Maintains professional and technical knowledge.- Contributes to the team effort.- Manage and respond in a timely manner to all building ad tenant service requests as received.- Maintain parts inventory under budgetary guidelines.- Respond to after-hour on-call emergencies as needed.

Leasing Responsibilities:
- Helps to maintain curb appeal for the community.- Responsible for the timely completion of service requests in accordance with predefined company and property standards.- Assist management team with other various tasks required.

Administrative Responsibilities:
- Uphold all company policies, goals, and values.- Neat, clean, and professional at all times throughout the workday and/or whenever present in the community.- Demonstrate strong communication skills for communications with tenants, co-workers, and senior management.- Comply with expectations as demonstrated in the Employee Handbook.

Safety Responsibilities:
- Learn and ensure compliance with all company, local, state, and federal safety rules.- Ensures that unsafe conditions are reported immediately to management.

Additional Requirements:
- Attendance is an imperative job function. Employees must fulfill the performance standards of this position and comply with the policies, rules, and procedures of Wasatch Property Management, including those set out in the Employee Handbook or otherwise communicated (verbally or in writing) to employees.- Assists with other duties as assigned.

QUALIFICATIONS:

Minimum Qualifications:
- High School Diploma or general education degree (GED) with two years related experience performing gardening or groundskeeping work.- Ability to operate hand tools and equipment used in groundskeeping, such as lawnmowers, weed eaters, shears, trimmers, etc.- Ability to follow detailed oral/written instructions.- Ability to operate a motor vehicle.- Ability to operate various hand and power tools.- Ability to deal effectively with co-workers and the public.- Ability to understand blueprints, specifications, wiring diagrams, and technical manuals.- Walk, stand, and kneel for prolonged periods, climb a ladder.- Knowledge of the standard practices, methods, tools, and materials relating to HVAC. HVAC Certification is a plus.- Knowledge of the occupational hazards and safety policies of the trade.
