The Meridian Club Condominium Association is looking for an experienced full time high-rise/tower head of maintenance. The current maintenance man has been here 16 years and is retiring. The Meridian Club is committed to providing our owners and their guests with an exceptional living experience. We are looking for a highly skilled and dependable individual to join our team.
- **Responsibilities**:_

Routine Maintenance: Conduct regular inspections and maintenance of the common areas on the property, ensuring all systems and amenities are in excellent working condition. This includes HVAC units, plumbing and electrical systems.

Emergency Response: Be available for emergency maintenance requests, addressing issues promptly to minimize inconvenience to residents. This could involve after-hours or weekend call times.

Repairs and Upkeep: Perform a variety of general repair tasks, such as fixing leaky faucets, unclogging drains, repairing faulty wiring, replacing broken windows and other general maintenance tasks. Ensure all repairs are completed efficiently and effectively.

Grounds Maintenance: Oversee the landscaping crews to maintain the exterior appearance of the property, ensuring pathways, parking lots, and recreational areas are clean, safe, and inviting.

Safety Compliance: Ensure all maintenance activities comply with safety regulations and current building codes. Conduct safety checks and maintain records of inspections and repairs.

Contractor Coordination: Work with external contractors for specialized repairs and large-scale projects. Oversee the quality of work performed by contractors to ensure it meets our standards.

Inventory Management: Keep an organized inventory of maintenance supplies and tools. Order new supplies as needed, ensuring there are always adequate materials on hand for routine and emergency repairs.

Record Keeping: Maintain detailed records of all maintenance activities, including inspections, repairs, and preventive maintenance.
- **Qualifications**:_

Education: High school diploma or equivalent. Additional technical training or certification are a plus.

Experience: Proven experience in high rise/ tower building maintenance. Familiarity with a wide range of maintenance tasks is essential.

Technical Skills: Strong knowledge of HVAC (cooling tower) systems, plumbing, electrical work, carpentry, and general maintenance. Ability to read and interpret technical manuals, blueprints, and schematics.

Problem-solving: Excellent problem-solving skills, with the ability to diagnose and fix a wide range of maintenance issues quickly and efficiently.

Physical Stamina: Good physical condition, with the ability to perform physically demanding tasks, such as lifting heavy objects, climbing ladders, and working in various weather conditions.

Communication: Strong communication and interpersonal skills, with the ability to interact professionally with residents, staff, and contractors.

Licenses: Valid driver’s license and reliable transportation
