**COMMUNITY MANAGER**

CIH Properties, Inc. is seeking an experienced Community Manager to manage a garden-style multifamily rental community located in Southeast Washington, DC.

CIH is seeking an individual who is enthusiastic, knowledgeable and a person of high integrity. The role includes managing of a team of administrative and maintenance staff to collect rent, lease and occupy units, process rent billing and payments including subsidies, maintain the property both in and out of units, and design and execute long term capital repair projects We are looking for someone to join our team that prioritizes: good character, a committed work ethic,, and a willingness to overcome challenges. The Community Manager will be responsible for the day-to-day management including but not limited to the following responsibilities:

- Manage operations of the community
- Review and analyze Profit and Loss statements and maximize profitability
- Manage community relations and provide exemplary customer service
- Supervise, train and develop staff
- Monitor and direct advertising and leasing activity, and maintain an on-going, in-depth knowledge of the rental market
- Lead, monitor and maximize collections efforts
- Monitor, direct and manage property maintenance operations, including staff of maintenance technicians
- Bid, analyze, and recommend third party service providers
- Complete timely weekly and monthly status reports
- Comply with all Fair Housing regulations, and local ordinances and laws
- Responsible for all site administration functions and timely and accurate production of reporting documentation

Qualifications:

- 10 years direct Property Management experience required.
- Tax Credit Certification (TCS) required
- ARM or CAM designation preferred.
- Ability to work within budgeted guidelines.
- Supervisory experience of 6 or more staff members.
- Strong sales, marketing, and customer service experience.
- Strong written/oral communication skills.
- Working knowledge of DC eviction law, Fair Housing mandates, and HUD regulations.
- College degree is preferred
- Working knowledge of Outlook, Word, Excel and Yardi required.
- A “Can-Do” attitude

Pay: $70,000.00 - $85,000.00 per year
